On Thursday August 13!11, 2015, an inspection was requested and performed at the
above referenced property for observation of the building construction including
electrical, mechanical and window installations, in response to a code case. This letter is '
being provided as a list of corrective actions necessaryto clear this property of building
code compliance issues. Items are as follows:
[Electrical]
Electrical installations added to t edrooms have not received inspectiQns ca --
permitting for their instal.latio . All new ifistalinienn but not limited to,
subpanels, load centers, added recep ac es of i & 240V and all associated
con u�ts wt m r requtre to e removed. A demo
permit will be,required for the removal of the electrical installations as well as the
mechanical inTstaJlations detailed in the next section. The fees for this permit will
amount to 111.67.
[HVAC/ Mechanical]
All added or altered duct work distributing conditioned air to the bedrooms must
be removed. The HVAC system must be assessed by a responsible professional,
and'put back to its original condition, providing conditioned air evenly and to
each room in the house.
Additionally, the installation of the new air conditioning unit was completed
without permits or inspection. A "Mechanical — HVAC Changeout" permit will
be required for its installation, which will come to the amount of $201.63.
[Windows]
The installation of new windows and other types of fenestration require a building
permit,.and all newly installed windows must. meet the minimum requirements of
the California Energy Code. There is no record of previous permits for the
installation of these windows on.file in,the city's records. However, because of the .
extensive time since the windows were installed we will accept the window
changeouts on the basis that they were retro -fit replacements and no openings
were altered or changed in any way. The windows appear to be in compliance
with the requirements of the applicable codes at the time of their installation. For
this reason, in this'.specific. instance, no further action or permit will be required
for the window installation.
The items listed are descriptions of violations that pertain to construction previously
performed without permits and corrective actions necessary to clear this property of
building and municipal code compliance issues..
