La Quinta Municipal Code (LQMC) .Section 9.50.090.A.8 requires the installation o clay or concrete tile on all new and reroofing of sloped roofs in the Cave Residential zoning district. The 1997 California Building Code (CBC) prohibits clay or:concrete tile on ariy roof less than 2-1/2:1.2 (2-1/2 units vertica in 12 units horizontal). Additionally, the 1997 CBC prohibits` any material other than a built-up covering on roo slopes less than 2:12. The result is that the Building Code'treats any roof sloped less than 2:12 as a flat roof. The Carter residence addition at 54940 Avenida Vallejo was designed :and built with a roof slope o approximately 1:12. Combining the requirements of the LQMC and the restrictions of the CSC, it has beer determined ,that the Carter residence roof is not a sloped roof and thus, is considered a flat roof. 'Therefore, the mechanical equipment is permitted .to be installed on the roof, provided it is- screened as required by LQM( Section 9.60.140. It has also been determination that .the proposed screening currently under constructior meets the intent and purpose of the La Quinta Municipal Code, as it relates to this addition.
