RE: Hoyt/Final Working Drawings #2
Lot 22/23 at 80225 Via Capri
Dear GordonRoss:
The Hideaway Design Review Committee met to review the Revised Final Working
Drawings for Lot 22/23. The project is being granted a conditional approval so plans
may be submitted to the City of La Quinta. Additionally, a Pre -Construction Meeting
may be held at the site so that temporary facilities may be brought on site and the
vegetation can be removed. However, construction may not commence until a revised set
of plans is submitted for review showing corrections/clarifications to the items listed
below.
1. It appears there is a column, shown on the Grading plan at the SW corner, that is
higher than the existing wall. Please clarify.
2. The proposed pool fountain is located on the rear property line which means
construction will occur off property. The wall (tile) will be 30" high with no
planting to soften. Please clarify and obtain approval from the golf course.
3. Lot 24/25 (South Coast Architects with Peter Jacobs) should be indicated on the
plans for review as the plan is in design review as well. This information was
on the landscape plan but not on the grading plan.
4. Any exposed pool materials will need to be submitted for review, and approval.
There were no specifications provide on sheet L1 (notes say "ceramic tile to
be selected by owner").
5. A Variance request will be required for the pool setback that is currently being
proposed. Grading information will be needed as well. Variance request
received however the Golf Course Agronomist has not provided written
confirmation/acceptance.
We look forward to receiving your revised submittal. Please contact Brook Marshall at
(760) 219-8057 or by email at Brookgdc.rr.com with any questions or to schedule your
Pre -Construction Meeting at the lot.
Sincerely,
Hideaway Design Review Committee

COMPLIANCE STATEMENT
This certificate of compliance lists the building features and specifications needed to comply with Title 24, Parts 1 and 6 of the California Code of
Regulations, and the administrative regulations to implement them. This certificate has been signed by the individual with overall design responsibility.
The undersigned recognizes that compliance using duct design, duct sealing, verification of refrigerant charge and TXVs, insulation installation quality,
and building envelope sealing require installer testing and certification and field verification by an approved HERS rater.

Special Features and Modeling Assumptions
The local enforcement agency should pay special attention to the items specified in this checklist. These items require special
written justification and documentation, and special verification to be used with the performance approach. The local enforcement
agency determines the adequacy of the justification, and may reject a building or design that otherwise complies based on the
adequacy of the special justification and documentation submitted. I Plan Field
The Roof "R-38 Roof' includes credit for a Radiant Barrier installed per Section 3.3.3 of the Residential Manual.
