SUBJECT: MODIFICATION BY APPLICANT 2018-0002
CASA MENDOZA REAR PATIO
Dear Mr. Mendoza:
The Design and Development Department has reviewed your request for a modification to the
commercial property at 78110 Calle Estado. The modifications include remodeling the rear
portion of the property with construction of a rear walled patio area by removing five (5)
parking stalls and construction of a trash enclosure. The proposed block walls include height
range from six (6) feet to eight (8) feet.
The design does not result in changes to front elevations and will not change the building
footprint of the existing Casa Mendoza restaurant building. Additionally, It has been
determined that said plan modifications are minor, will not result in a significant change in
the project as approved by the decision-making authority. Therefore, the design modification
is approved as shown on the attached exhibits, subject to the following conditions of approval:
1. The applicant shall secure building permit approval (BWFE2018-0048) from the
Building Division prior to the initiation of any work.
2. Approval required from CVWD for review of existing grease interceptor for additional
dining area. Separate permit and review for compliance with Building Codes required,
see permit number BWFE2018-0048.
3. MBA 2018-0002 approves the rear walled patio area identified in Attachment 1.
Separate Modification by Applicant approval will be required for proposed “future
bathroom,” “future storage area,” and “covered patio.”
4. The applicant shall place temporary barriers where no patio wall is proposed in areas
where “future bathroom” and “future storage” is identified and shall be approved by
the Design and Development Director prior to placement and patio occupancy.
Temporary barriers may be removed during construction of bathroom and storage
building additions.
5. The rear patio wall and trash enclosure shall be improved with exterior stucco/plaster
and a material sample provided to the Design and Development Director for approval.
