QUALITY ASSURANCE The responsibility for proper installation of all components of the roofing system lies solely with Petronella Roofing. The contractor shall inform the Owner of any conditions detrimental to the quality construction of the roofing system, and shall not proceed with the work until the conditions are corrected. PRINCIPLES OF WORK Remove from the building and premises existing system. Remove and replace decking as necessary. Install as necessary sheet metal flashings, pipe and conduit flashings, pitch pans, roof drain fittings andany other related items as necessary for the proper installation of the roofing system. STORAGE AND PROTECTION OF MATERIALS Precautions shall be taken to keep roofing product clean, dry and free of damage. PUBLIC SAFETY Materials and equipment must be installed in such a manner as to preclude any danger, disturbance or interference with normal business operations, or to constitute a fire hazard- State, azardState, Local and Federal Fire and' Safety Regulations shall be complied with fully in the performance of the required work. DEMOLITION Demolish and completely remove from the building and premises existing roof system or systems, flashing, base flashing7 s and wood blocking. The existing deck shall be exposed and swept away free of all foreign objects (dust, gravel, etc.) prior to proceeding the new roofing installation. Existing mechanical equipment items, wood equipment. supports, vent pipes, conduit and ductwork, no longer in service shall be removed entirely from the roof as directed by Owner. Resulting open penetrations through the roof shall be repaired as required. Only as much existing roofing shall be removed so that in. the event of a change of weather the exposed decking can be waterproofed. MANNER OF DEMOLITION Demolition work shall be terminated in such a manner as to leave remaining construction straight and clean. Precautions and methods shall be used so as not to damage or deface the existing facilities. Disposal of demolished materials: Materials, equipment debris, etc., resulting from the demolition shall be promptly removed from the.premises. Removed. construction material, equipment and rubbish to be disposed of by contractor. STRUCTURAL INTEGRITY The structural integrity of the existing buildings must be maintained at all times, especially during the demolition phases of the project. Results expected: The deck surface shall be smooth, clean, free from surface moisture with damage areas repaired prior to the installation of the Built -Up roof system. SPECIAL INSTRUCTIONS 1. Grounds to be kept neat, clean washed down daily. 2. All debris hauled, away from jobsite daily. 3. All areas under construction to be marked off with safety cones and construction tape. 4. Hours of Operation: 7:00 a:m: to -4:00 p:m:,. f ve-(5) days- a week. 5. Job staffed with a diligent crew of journeymen roofers. 6. All debris to be handled in trash chutes to dumpsters below. 7. Obtain all necessary permits and inspections to be in accordance with the City. 8. Petronella. Roofing to provide liability and Workmen's Cbmpensation Insurance. 2- Spec f cations PITCH AREA ROOF SYSTEM:. EAGLELITE OR CLAYLITE TILE SPECIFICATION I. Remove existing roof system down to the wood deck. 2. Underlayment: Provide and install felt underlayment A.S.T.M. #D2626-86 applied in a. single application method consisting of 1 layer of #30 base sheet underlayment applied in a shingle type fashion fastened every 18" with 1" annular threaded square headed simplex nails. 3. Tile fastening: All. tiles to be fastened with l I gauge corrosion resistant box nails of sufficient length to penetrate 3/4" into solid sheeting. All tiles to have.1 fastener per tile and be in strict accordance with factory mutual I-60 requirements for wind uplift.. 4. Roof penetrations and flashings: All roof projections, vents, dormers, chimneys, roof to wall transitions to be properly flashed. in a double flash method consisting of 1 primary 26 GA flashing integrated into base sheet underlayment and set in bed of mastic. Secondary 26 GA flashing to be integrated into tiles and sealed. with plastic cement and all flashings treated with zinc chromate paint to match roof color. 5. Eave Tiles: All eaves and perimeters to have a custom baked enamel drip edge flashing to cover plywood and furring strip and properly detail eave section of roof. At all eaves before underlayment is applied l strip of Perlite tapered insulation is installed to taper water flow from roof deck over riser batton. (this is done to eliminate ponding water and. deterioration in future years). 6. Ridge and barge boards: After underlayment is completed a 2" x 4" ridge board will be installed along all hips and ridges. All rakes to have 12" x 4" installed face down with 12" x 2" installed on top of 2" x 4" to properly anchor and secure all rake trim tiles and meet all requirements for factory mutual I-60 requirements for rake tile wind uplift. 7. Field tile application: Provide and install Eaglelite lightweight concrete tile. Eaglelite tiles to be installed in strict accordance with Eaglelite roof tile specifications meeting all governmental and federal codes. All tiles to be single fastened. and exposures to be 14" as per manufacturer's specifications. Tile to be manufactured. by Eagle roof tiles I.C.B.O. report AC07. Installation to conform to U.B.C. 32-12 and Eaglelite roof tiles. Style of tile and color to be chosen by customer. 8. Ridge and rake tiles: All ridge and rake tiles to be single nailed with 11 d corrosion resistant rails driven into ridge or hip framing member. All ridge ends to be detailed with a bullnose of cement to finish ridge end. All hip and ridge tiles to be made watertight by bedding in Portland cement mortar. GUARANTEE 1. Petronella Roofing will issue a Five (5) year Contractor's "Weathershield" Limited Warranty. 2. Eaglelite will issue a Manufacturer's Lifetime Limited Material Warranty. 3. It is the owner's responsibility to properly maintain roof system. Guidelines and proposed budget for annual maintenance will be provided upon request. Torch apply one (1) layer GS Flintlastic Modified Bitumen Granulated sheet over entire surface .with a 4" coverage on all side laps and a 8" coverage on all end laps. Apply granules on all exposed asphalt seams. Apply double layer at all base flashings and angles at roof transitions. 3. • Replace all flashings for roof penetrations and edge metal with full soldered 24 GA. flashings. All metal to be primed with asphalt primer prior to contact with asphalt.
