Devices that restrict the flow or decrease the pressure or automatically shut off the water to the fire sprinkler system, such as water softeners, filtration systems, and automatic shut-off valves, shall not be added to this system without a review of the fire sprinkler system by a fire protections specialist. The project site is located at Lot 65B within the Madison Club development in the City of La Quinta, California. It is our understanding that the proposed residential structure will be of relatively lightweight wood - frame construction and will be supported by conventional shallow spread footings and concrete slabs on grade. The lot was previously graded during the initial rough'grading of the Madison Club project site. The rough grading included recompaction of the native surface soil along with the placement of engineered fill material to construct the building pads. The site grading is summarized in the referenced Project Grading Report along with the compaction test results. Because the lot has been previously hough graded, the remedial grading required 'at this time should be minimal within the building area that falls within the previously assumed building envelope. The building area should be cleared of surface vegetation, scarified and moisture conditioned prior to precise grading. The exposed surface should be compacted to a minimum of 90 percent relative compaction prior to fill placement. The previously removed soil and any fill material should be placed in thin lifts at near optimum moisture content and compacted to at least 90 percent relative compaction. SEP 2 3 2011 August 16, 2011 -2- Project No. 544-11143 11-08-195 • The referenced reports include recommendations pertaining to the construction of residential structure foundations. The previous reports also address the potential for liquefaction, subsidence and differential settlement. Based upon our review of the referenced reports, it is our opinion that the structural values included in these -reports remain applicable for the design and construction of the proposed residential structure foundations. The allowable bearing pressures recommended in the Geotechnical Investigation report remain applicable. Conventional shallow spread footings should be bottomed into properly compacted fill material a minimum of 12 inches below lowest adjacent grade. Continuous footings should be at least 12 inches wide and isolated pad footings should be at least 2 feet wide. Continuous footings and isolated pad footings should be designed utilizing allowable bearing pressures of 1500 psf and 2000 psf, respectively. Allowable increases of 300 psf for each additional 1 foot of width and 300 'psf for each additional 6 inches of depth may be utilized, if desired. The maximum allowable bearing pressure should be 3000 psf. The recommended allowable bearing pressures may be increased by one-third for wind and seismic loading. Lateral forces may be resisted by friction along the base of the foundations and passive resistance along the sides of the footings. A friction coefficient of 0.48 times the normal dead load forces is recommended for use in design. Passive resistance may be estimated using an equivalent fluid weight of 300 pcf. If used in combination with the passive resistance, the frictional resistance should be reduced by one third to 0.33 times the normal dead load forces. Retaining walls may be necessary to accomplish the proposed construction. Lateral pressures for use in retaining wall design can be estimated using an equivalent fluid weight of 35 pcf for level free -draining native backfill conditions. For walls that are to be restrained at the top, the equivalent fluid weight should be increased to 55 pcf for level free -draining native backfill conditions. Back drains should be provided for the full height of the walls. The bearing soil is generally non -expansive and falls within the "very low" expansion category in accordance with the 2007 (CBC)) classification criteria. Pertinent 2007 CBC Seismic Design parameters are summarized on the following page. Based on our field observations and understanding of local geologic conditions, the soil profile type judged applicable to this site is So, generally described as stiff soil. The site is located within UBC Seismic Zone 4. The following presents additional coefficients and factors relevant to seismic mitigation for new construction upon adoption of the 2010 California Building Code (CBC). According to the 2010 CBC, Site Class D may be used to estimate design seismic loading for the proposed structures. The period of the structures should be less than 1/2 second. The home is 10,230 square feet with a first floor living area of 6,450 and a total building area of 11,980 square feet. A complete hardscape plan should be included for review and approval; however, we do not anticipate there being any major issues. 4. A lighting plan must also be submitted for review and approval as well. 5. The wall configuration at the driveway entrance was approved; subject to the walls being located within the property line boundaries for Lot 65B (and not outside the property lines as shown on the grading plan). The committee has approved the wall design to end at the streetscape easement as shown on the plans and/or to end closer to the pad based on the description noted. 6. The chimney cap height is in excess of the code requirements. The committee is requesting that the chimney elements be lowered and designed to appear less massive and have better proportions to the residence . The committee would be in favor of approving a minor chimney height Variance; however, a modification to the current design is required. 7. Specifications for the wall mounted sconces should be submitted for review and approval. The committee previously approved the following Variances: 1: The 304 s.f. of secondary living area dimensioned at 26' tall and the 1,524 s.f. dimensioned at 25' are both approved. 2. The 130 s.f. area of encroachment into the 20' side yard setback on the south property line is approved as well as the edge of the building which extends 3'-8" into the setback area. 3. The main living area at the center of the home that is 2,300 s.f. has been approved at 28' tall. 4. The round tower element of 227 s.f. that is dimensioned at 30' tall is approved. 5.
