Dear John,
Pursuant to our conversation of November 7, it is my understanding that the
La Quinta Arts Foundation desires to know the minimum work necessary to allow
occupancy of the old GTE equipment building.
In general, two different approvals are needed. the first is a Plot Plan
approval of the basic site and floor plans. This can be done for the "minintun
condition" or the "ultimate condition" with phased implementation. If done
for the "minimum, condition", another approval would be needed for the ultimate
at a later date. The only obvious concerns will be landscaping and parking,
The Plot Plan is a Staff -level approval with a $75.00 filing fee and can
generally be processed in a few weeks.
The second approval is a building permit to facilitate the change in occupancy
classification.. This permit could not be issued until after the Plot Plan is
approved. As you are aware from the previous site review of the premises, there
are a number of Building Code changes that must be done related to the occupancy
change. In general, these include:
° Verification of adequate lighting for the new occupancy (submit
calcs, Form 5)
° Verification of heating and cooling (submit Manual "J" calcs)
° Exiting to ccsmiply with UBC requirements for new occupancy (i.e.,
number of doors, width of doors, signing, etc.)
° Provide handicapped access to building
° Provide two restroom, both of which will meet handicapped
requirements
Final requirements will be established at time of plan check, but this should
give you some.guidance in preparing plans. You should expect plan check to
take no longer than a few weeks.
