Attachments: Jefferson Square Shops 1 Fees Due.pdf Dear Catherine: Because the Shops 1 building was submitted, reviewed, and approved under the 2001 California Building Code, additional extensions are not permitted, as noted in the closing paragraph of my September 15, 2008 letter. When the developer does chose to proceed with construction of Shops 1, building plans and supporting calculations prepared to the 2007 (or most current) Code need to be submitted to the Building & Safety Department, reviewed, and approved. Basically, just treat it as though we've never seen it before. checked with Stan Sawa, your project planner, on the requirements with his department. Stan informed me that their approval is valid for two years from the time it is granted. I recommend reading through your approval documents from him to familiarize yourself with the Planning Department timeline or deadlines. If you have specific questions on that aspect of the project, or if the project gets delayed long enough that you're flirting with an expiration there, contact Stan Sawa directly at 760-777-7064, or by e-mail at ssawa@la-quinta.org. There is one piece of unfinished business related to the Shops 1 application. On December 19, 2007, a $700 plan review deposit was paid against that building. A portion of the plan review fees has yet to be paid. This usually take care of itself when the building permit is issued. However, since it appears that this permit may not be issued, it is essential that the $290.45 balance remaining still be paid for the completed plan review. This report documents the tests and limited observations performed between August 18, 2008 and September 11, 2008. Compaction or relative compaction is defined as the in-place dry density of the compacted soil divided by the laboratory -compacted maximum dry density as determined by ASTM Test Method D1557, expressed as a percentage. Measurement of in-place density of compacted subgrade was performed with a nuclear density gauge in accordance with ASTM test method D- 2922. FINDINGS The results of the tests performed on the subgrade soils in the area of the proposed building pads located at the subject site indicated that the required relative compaction of 95 percent was met or exceeded. The attached table presents the results of the in-place density tests performed on the building pad. The,depths cited are referenced from estimated finished subgrade. Based on our observations, the referenced building pads have been prepared in accordance with the project geotechnical engineering investigation report. LIMITATIONS As scheduled, our services were limited to intermittent testing of the completed subgrade. The test results provided are valid only for the Iocations tested and could vary with time due to construction activities or weather impacts. The engineering evaluation of the structural integrity of the entire section is beyond the scope of this work. As our client, please recognize that construction observation and testing services are techniques employed to reduce the potential for deviations from the approved plans to become incorporated into the completed project without appropriate engineering review and approval.
