As requested, we have completed a structural analysis on portions of the above noted existing structure to determine
the new header requirements at two locations and to determine if the shear walls need to be upgraded as shown on
the plans produced by Nick Fullerton Architects dated July 30, 2004. The remodel includes removing two windows in
the Open Office Area and replacing them with doors that are wider than the original windows. Obviously, new
headers shall be installed over the enlarged openings and, assuming these walls are shear walls, it shall be
determined if these walls need upgrades to resist lateral loads.
Our analysis was based on the worst-case design scenario for both vertical load and lateral load to the building. The
main lateral force resisting system (MLFRS) of the building was checked and the partial removal of shear wall results
in an increase in shear wall stresses less than 5% over that of the original wall configuration. Therefore, the existing
MLFRS with the proposed remodel is adequate to resist the lateral loads.
New 6x6 DF -L headers shall be installed over the new doors of the Open Office Area as shown on the attached
Detail A. The existing exterior walls are double 2x6 walls, therefore, a new 6x6 header shall be installed in both the
inner wall and the outer wall.
