Dear Kasra:
This will confirm the agreement reached, with the Legacy Villas at La Quinta Homeowners
Association concerning .your application to expand the size of the exterior patio at the
above -referenced unit Your application is approved, subject to the following conditions
and limitations:
1. The expanded patio, as built, shall be no more than the total square footage depicted
on the plans you submitted, which are dated 2/15/15.
2. The expanded patio, as built, must be exactly as depicted in the plans dated 2/15/15.
Any changes will require an additional architectural application being submitted to
the Board.
3. The proposed electrical, water and natural gas lines must be brought through the
attic and framing cavities of the existing structure, as depicted on the plans. The
number and location of the electrical water and natural gas outlets and may not be
changed without a new application. No additional patio lights may be installed.
4. All common area irrigation lines that are relocated must be replaced in accordance
with applicable law and industry standards. All landscaping that is removed must
be replaced with the same number and type of plants: Replacement plants must be
equal in size to the plants that were removed.
S. The proposed expansion. must be constructed in accordance with all applicable
building codes and the Patio,Expansion Guidelines published by the Association.
Building permits must be obtained at your expense if required by law. Only licensed
contractors may be utilized. The proposed expansion, as depicted on your Updated
Plans, must be completed within 12 months of the date of this letter. If the proposed
expansion is not completed within 12 months, this approval shall be automatically
withdrawn and a new application will be required.

HOMEOWNERS ASSOCIATION
6. You and your successors in interest will be responsible for maintaining your entire
patio and all additions and modifications to your unit that you construct pursuant to
this approval. You and your successors in interest will be solely liable for all
damage attributable in whole or in part to your patio expansion or any additions or
modifications to your unit that you construct pursuant to this approval. The
Association shall have no liability by virtue of approving your proposal as described
in this letter.
7. Prior to beginning work, you must execute a Maintenance and Indemnity
Agreement (MIA) suitable to the Association, and the MIA must be recorded in the
Official Records of the County of Riverside, California.
8. You, as applicant, must promptly reimburse the Association for' all expenses
incurred in connection with evaluating your application, including without
limitation, legal fees, costs to prepare the MIA, fees to -record the MIA and incidental
expenses.
In ,evaluating your applications and preparing an appropriate MIA for you to sign, the
Association has incurred or will incur processing expenses, including legal fees, recording
fees and other charges. This amount will be provided after you contact the Association at
bclifford@drminteinet.com. In order for this approval to be effective, the Association must
receive the payment for -the above -referenced expenses within 30 days of the date of this
letter. If payment is not timely made, this approval shall be void.
