The project was approved and construction may commence subject to the following comments being addressed prior to the start of framing. 1. The request to add a path from the lot directly to the Golf Club requires written permission from the Club. 2. Courtesy comment: The gas meter is proposed between the side Garage door and a yard wall in a 2' x 2' space which does not appear to be adequate. It is the understanding of the committee that a 5' clearance is required by the City on the side yard for emergency access. Any changes necessary during construction to properly accommodate the service areas must be submitted for review prior to implementation in the field. As a suggestion, the wall could be extended towards the front of the lot to allow more room for the placement of utilities and meters. 3. There are windows and doors at the Bedroom Suite 4, Laundry Room, Sitting Room/Bedroom 2, Garage side door, Electric Room/second floor and the Casita Suites 1 and 2 which do not conform to the required recessing as noted in the guidelines. Please provide a detail showing a more dense mesh for the chimney caps so the flue cap is properly screened (Detail 15/AD1.0). 6. The kitchen exhaust on the side yard must be properly screened. The use of a cap that matches the chimney cap design may be an acceptable alternative. 7. There are only six of the required ten canopy trees indicated on the planting plan. Please modify the plans as necessary. 9.
