Gentlemen,
Pursuant to your request, Pacific Soils Engineering, Inc. (PSE), has conducted a geotechnical
investigation for the proposed residential development in the La Quinta Area, California. A one -
inch equals 100 -feet scale, Tentative Tract Map, prepared by Peomas was reviewed as part of our
inves6gationtstudy. Presented herein is a summary of our findings and recommendations for the
development of the subject site.

The subjoet site is located in the La Quinta area of Riverside County, The 600t acre parcel is
irregularly shaped and is bounded by 601h Avenue on the north, 62" d Avenue on the south,
Monroe Stroet on the east, and Madison Street aid a flood control berm, approximately 30 feet
high, on'the west,
The subject site is prasently planned to be, developed into an active adult community with
residential structures centered around an eighteen hole golf course and support Wilities
including infrastructure, a clubhouse, maintenance facility, water wells and cower lift stations.

The residential lots will be utilized to construct single and two-story, wood frame
residential structures. Maximum aaaticipated wall loads we expected to be less
thm 2 kips per foot with column loads on the order of 10 kips.

smples should be eollacted and tested so as to provide specific recommendations
as they relate to individual lots. These test results and corresponding
recommendations will be presented in the Precise Grading Report. Final
foundation design recommendations should be made based upon specific structure

The post-tcusioned slab design pmmeters presented herein are based on
output from VOLFLOW, a computer code, which perform volume change
and flow calculations for expansive soils. The code was developed in the
oarly 1980's at Texas A&M and is distributed by the Post -Tensioning
Institutes for use in conjunction with ita PTSLAB program►. This data way .
be implemented by the design structural engineer when post -tensioned
slab/foundation systems are utilized in the building construction. Post
tensioned slab/foundation systems may be designed with the following
recommendations:
