It was determined that a 10' X 15' portion of an existing patio cover was converted into a room addition without proper permits or required inspections. It is not known if insulation is installed in the walls and ceiling. I was not able to inspect some items such as framing, rough electrical, drywall and lath -nail. However, I did notice the thermostat wire needs to be rerouted to the A/C condensers and run in chase or conduit to protect it from the elements to meet the Uniform Building Code. This special inspection revealed that requirements for emergency egress and setback were being met and in compliance with current codes. There were no apparent structural deficiencies noted at the time of the special inspection.
