The approval is conditioned as follows: 1. Approval of this Plot Plan authorizes the following uses only: a. Construction of four model complex units, one 45' X 10' sales trailer, and their related parking areas as shown on Exhibits B, L -1 and L -2. b. Establishment of a temporary construction equipment and storage yard, as shown on Exhibit "C ". 2. Location of the units and trailers shall comply with all setback requirements of the R -1 Zone and the La Quinta Municipal Code. 3. Development of the model complex and construction yard shall be in substantial conformance with Exhibits A, B, L -1, and L -2, as contained in the file for Plot Plan #89 -419. These conditions shall take precedence where there are identified conflicts. 4. Applicant shall comply with the following requirements of the City Fire Marshal: a. Location of temporary hydrant on Galaxy Drive must be moved to the curb line. Hydrant shall be capable of delivering a minimum of 1,000 GPM at 20 PSI for two hours duration prior to any combustible material being placed on -site. BJ /LTRWN.005 - 1 - MAILING ADDRESS - P.O. Permanent hydrants /water system must be installed prior to issuance of any other building permits or further construction taking place. C. Further conditions will be addressed at time of building permit plan check for this use. 5. Applicant shall comply with the following requirements of the City Engineer: a. Subdivision improvement plans are to be completed and approved prior to issuance of any building permits. b. Drainage retention basin must be constructed as part of or in Phase 1, not Phase 4 as shown. 6. Applicant shall submit appropriate surety in an amount adequate to ensure that the parking area, sales office and each unit will be converted back to single family occupancy (i.e., removing parking areas(s), installation of drive way approaches, sidewalks, re- fitting of garage and /or interior doors, conversion of sales area(s), etc.) Format and amount of surety shall be subject to review by the Planning and Development Department and shall be required prior to any final inspection(s). 7. Any signage proposed for this use shall be subject to review and approval in accordance with the provisions of Chapter 9.212 of the La Quinta Municipal Code. 8. The Applicant shall submit landscaping and irrigation plans for the entire model complex that are approved by Coachella Valley Water District and the Riverside County Agricultural Commissioner's office, for final approval by the Planning and Development Department. The approved landscaping shall be completely installed at time of final inspection for each unit within the complex, including the parking area /sales trailer. 9. Galaxy Drive, Aurora Way, and /or Skyward Way shall be improved as required by the City Engineer and City Fire Marshal in order to adequately accommodate this use. Timing for these improvements shall be as required by the respective departments.
