Dear Mr. Cloutier:
The above plot plan is hereby approved with the following
findings and conditions:
Findings
1. This Department is in receipt of the following:
a -. A letter from the Agricultural Commissioner_.
approving the plant material used for - Plot Plan
89 -432.
b. Stamp stating that the plans have been reviewed by
the Coachella Valley Water District for use of
water efficient landscape design and use of water
conserving irrigation systems.
C. A survey bond for $3,000 for the ultimate
restoration of the temporary sales office and Model
homes to residential uses.
d. A bond for $6,990 to guarantee eventual
construction of a cul de sac, the removal of the
parking area and the completion of the perimeter
landscaping and perimeter wall once temporary
access has been eliminated.
Conditions:
1. The Applicant shall comply with the requirements of the
Fire Marshal.
2. The parking area shall be paved and striped in accordance
with the City Engineer's requirements.

3. A minimum of one handicapped parking space shall be
provided, pursuant to the State Code, Title 24, Section
2 -7102. The handicapped space shall be located in close
proximity to the sales office.
4. This approval shall be used within one year of the
approval date; otherwise, it shall become null and void
and of no effect whatsoever. By "use" is meant
construction of the buildings and the operation of the
model complex and sales office.
5. This approval is effective from the above date and the
Applicant has 15 days after this date to appeal.
6. All units shall meet the required setback standards in
the R -1 zone:
Structures (eg. residential units, swimming pool
equipment) front 20 -feet, side 5 -feet (on street side of
a corner lot 10- feet), rear 10 -feet.
Swimming Pools no closer than 5 -feet to property
boundary and unit.
Attached is a copy of the stamped approved plans.

Dear Ms. Butler:
This Department has circulated Plot Plan 89 -432 for the Rancho
Ocotillo model home complex to the relevant authorities.
Attached are copies of the comments from the County Fire
Department.
The Planning and Development Department has the following
comments:
1. This Department is in.receipt of the following:
a. A letter from the Agricultural Commissioner
approving the plant material used for Plot Plan
89 -432.
b. Stamp stating that the plans have been reviewed by
the Coachella Valley Water District for use of
water efficient landscape design and use of water
conserving irrigation systems.
2. In the R -1 zoning district the following setbacks are
required: 20 -foot front, 10 -foot rear, 5 -foot side with
10 -feet sideyard setback on the street side of a corner
lot. No mechanical apparatus, for example pool and spa
equipment are allowed in these setbacks. Please alter
your plans accordingly and show proper setback dimensions.
3. A minimum of one handicapped parking space shall be
provided pursuant to the State of California Code Title
24, Section 2 -7102. The handicapped space shall be
located in close proximity to the sales office. This has
been shown on Plot Plan 89 -432.

4. Prior to the commencement of construction, the Applicant
shall deposit with the City a $2,000 bond, Letter of
Credit, or Certificate of Deposit, per dwelling unit to
guarantee the ultimate reversion of the temporary sales
office and model 'home uses to approved residential uses.
�. A bond will also be required to guarantee eventual
construction of a cul-de -sac, the removal of the parking
area and the completion of the perimeter landscaping and
perimeter wall once the temporary access has been
eliminated. An estimate should be generated by your
engineer for review and approval.
6. The plans need to comply with the recently adopted
Outdoor Light Control regulations (copy attached). The
fluorescent lights proposed have to either comply with
the shielding and filtering requirements or be replaced
by incandescent lighting 160 -watts or less.
7. Please see attached Fire Marshal requirements.
Please send this Department two copies of the revised plans
incorporating the above comments.

With respect to the conditions of approval regarding the above referenced Plot
Plan, the Fire Department requires the following fire protection measures be provided
in accordance with the Uniform Fire Code and /or recognized fire protection standards:
1. Schedule A fire protection approved Super fire hydrants, (6" x 4" x 2 J"
x 2J ") shall be located at each street intersection spaced not more than
330 feet apart in any direction with no portion of any, lot frontage more
than 165 feet from a fire hydrant. Minimum fire flow shall be 1000 gpm
for 2 hours duration at 20 psi.
2. The required water system including fire hydrants shall be installed and
accepted by the appropriate water agency prior to any combustible building
material being placed on an individual lot.
3. Install an access gate with a minimum unobstructed opening width of six
feet in the trap fence at the driveway entrance to Lot #1, and adjacent
to the garage of Lot #3. Locking devices shall be limited to breakaway
padlocks installed on the street'-'side. The access gate proposed at the
driveway entrance to lot #2 may be deleted.
4. Prior to use or occupancy of any units, Ocotillo Drive shall be paved from
Fred Waring Drive to Camino Del Oro.

Fire Department Planning & Engineering Staff at (619) 342 -8886.
