In response to your letter of 3/7/90 regarding. the above
subject, the Planning and Development Department has approved
your proposed method of- -compliance --wi -th Condition #10.
Due to the limited proposed operation (approximately 3 months),
and limit on the approval for this use (6 months maximum), an
interim temporary landscape concept does not appear to be
warranted or necessary. You may extend the A.C. Paving as
shown on the attached approved Exhibit. No further compliance
relative to Condition #10 is required other than conformance
with all approved Exhibits.

TEMPORARY SALES TRAILER FOR TENTATIVE TRACT #23971
Dear Mr. Taylor:
This is to inform you that the above subject application is
approved pursuant to compliance with the following requirements:
1. Approval of Plot Plan 90 -436 is limited to one year from
the date of this letter, after which time the use must be
terminated, unless a written request for extension is
submitted to the Planning Director within 30 -days prior
to the expiration date.
2. Location, design and construction of the sales trailer
and site area shall be in conformance with the approved
Exhibits A, B & C, as contained in the file for Plot Plan
90 -436, except where these conditions shall take
precedence in the event of any conflicts.
3. Applicant shall provide adequate parking for the duration
of the use of the sales trailer facility. All striping,
pavement markings and traffic control devices as may be
required shall be installed as directed by the City
Engineer.
4. Applicant shall obtain an encroachment permit in order to
install interim shoulder improvements from existing
pavement within Miles Avenue right of way, as required by
the City Engineer.
5. Access location into the temporary sales facility may be
located no closer than 300 -feet from the Miles
Avenue /Washington Street right of way intersection.
6. Applicant shall install portable fire extinguishers with
a minimum rating of 2A10BC adjacent to exit doors.

7. Installation and operation of portable generator shall be
subject to the requirements of the City Fire Marshal.
Applicant shall arrange any necessary inspections thru
the Fire Marshal's office.
8. Applicant shall apply for and obtain the appropriate
building permit(s) from the Building Division prior to
installation of the trailer.
9. Applicant shall pay a habitat disturbance fee for the
Coachella Valley Fringe -Toed Lizard in the amount of
$132.00, based on .22 acres of land to be disturbed.
10. Applicant shall provide suitable landscaping /ground cover
at all undeveloped areas within the limits of work for
the facility. "Suitable" means any combination of plant
material necessary to mitigate wind and water erosion
impacts while providing an acceptable level of aesthetic
appearance to the public.
11. No signage, banners, flags, etc. are approved as part of
this Plot Plan. Any signage must be reviewed pursuant to
Chapter 9.212 of the La Quinta Municipal Code.
