SUBJECT: PLOT PLAN 90 -451; RESIDENTIAL ENTRY GATEHOUSE AT
NICKLAUS RESORT COURSE, OFF PGA BOULEVARD
Dear Mr. Snow:
Please be aware that the proposed residential entry gatehouse
for PGA West, at the entrance to Jack Nicklaus Boulevard from
PGA Boulevard, is approved in accordance with the following
conditions:
1. That this approval is for the gatehouse at the location
specified in approved Exhibit "A" Revised, as contained
in the Planning & Development Department's file_ (Plot
Plan 90 -451). -
2. Construction and design of the proposed entry gatehouse
shall generally conform to Exhibit "B" as contained in
the Planning & Development Departments file for Plot plan
85 -180. Any significant modifications to these plans
shall be subject to review and approval by the Planning &
Development Department.
3. An signing for the entry gatehouse shall be subject to
separate review and approval by the Planning &
Development Department.
4. Prior to final occupancy, the Applicant shall submit a
detailed lighting plan to the Building & Safety
Department for review and approval. Said plan shall
indicate location, type, and spacing of any proposed
outdoor lighting.
5. Any mechanical or electrical equipment applicable to the
operation of the gatehouse, including the mechanical
vehicle gating devices, shall be subject to review and
approval by the Fire Marshal and the Building & Safety
Department. Gates installed to restrict access shall be
power operated and equipped with a Fire Department
override system.

Improvement plans for the entry street and gates shall be
submitted to the Fire Department for review and approval
prior to any installation.
6. All roof mounted or ground mounted electrical and /or
mechanical equipment shall be adequately screened from
public view through approved methods unless otherwise
authorized by the Planning & Development Director.
7. All required street improvements for ingress /egress
through the entry gatehouses shall be complete, as
determined by the City Public Works and Fire
Department's, prior to issuance of occupancy permit or
prior to the operation of the applicable access gates.
8. Exterior color of the gatehouse shall match the color
scheme of PGA West color concept. Any deviation(s) shall
be subject to review and approval by the Planning &
Development Department.

With respect to the condition of approval regarding the above referenced Plot Plan, the
Fire Department requires the following fire protection measures be provided in accordance
with La Quinta Municipal Code and /or recognized fire protection standards:
1. Gates installed to restrict.access shall be power operated and equipped with a
Fire Department.override system. Improvement plans for the entry street and
gates shall be submitted to the Fire Department for review /approval prior to
installation.
Final conditions will be addressed when building plans are reviewed. A plan check fee
must be paid to the Fire Department at the time building plans are submitted.
All questions regarding the meaning of these conditions should be referred to the Fire
Department Planning & Engineering Staff at (619) 342 -8886.

The Fire Department has reviewed the above referenced plot plan for
adequate access and have the following comments;
1. A minimum unobstructed width of 16 feet is required for
one -way travel lanes and gates. The inside lanes adjacent
to the guard house that will be used for visitors /guests
may be a minimum of 12 feet in width.
2. A minimum clearance of 13' -6" is required under canopies
with no grade /elevation changes.
3. The curb face of the landscaped median needs to be set
back a minimum of twenty feet from the curb face of
intersecting streets.
All questions regarding the above comments should be referred to the
Fire Department Planning & Engineering Staff.
