Development of the site shall be in conformance with the exhibits contained in the file for Plot Plan 91 -462 unless otherwi'se amended by the following conditions. 2. The approved Plot Plan shall be used within one year of approval date; otherwise it shall become null and void and have no effect what so ever. The present kiosk structure is Spanish in nature with a small tile roof and stucco sides. SUBMITTAL: The proposed construction would consist of a guard house with a restroom, new landscaping, widening of the road, and new monument sign. In order to accommodate the construction, the existing curbs will need to be modified, existing landscaping removed, and new wall to be constructed on the west side of the entry and at the northeast corner of the entry. These new walls will match the existing wall on the east side of the entry. The existing entry gates will be retained in place. The architecture of the proposed guard gate house is Spanish in nature with materials consisting of a US tile two piece mission "flashed" roof tile, exterior plaster, and bronze tinted windows. There will be some Spanish tile utilized on the building for accent. The roof will be extended over the guest lane. SIGNS: The proposed monument sign would be located in a planter immediately south of the guard gate house. The proposed sign would have a plaster finish similar to the guard gate house and have overall dimensions of three 3 feet 8 inches high by 7 feet long. The Ietters spelling "La Quinta Country Club Estates" would be recessed into the poured concrete (with stucco finish) panel and comply with size requirements.. DRBST.004 LANDSCAPING /LIGHTING: The Applicant has submitted a preliminary landscaping and lighting plan for the project. Plant materials utilized are fairly water efficient but, lean towards the more typical green country club type of planting. The plans do indicate landscape lighting. This landscape lighting will have to comply with the Municipal Code requirements. It should be noted that the Municipal Code does not allow lighting of a subdivision sign. Therefore, it will have to be deleted. Hardscape consists of stamped concrete adjacent to the guard gate house. ANALYSIS: Architecturally, Staff feels the plans are acceptable. Additionally, the landscaping plans while not overly water efficient, is acceptable due to the small area involved and existing surrounding planting. Following review by the Design Review Board these plans will need to be reviewed by the Fire Marshal and Engineering Department. RECOMMENDATION: The Design Review Board should review the plans in light of the above comments and determine acceptability. Attachments: 1. Vicinity map 2.
