The Engineering Department therefore recommends the following comments be submitted to the Planning Commission and City Council for consideration as Conditions of Approval for this proposed project. 0 Applicant shall pay a cash fee equivalent to the cost to design and construct the north half of Calle Cadiz that is contiguous to the site. The City will install the improvements at a later date in conjunction with the improvement of the entire street. The City reserves the right and, at the City Council's option, may elect to direct the applicant to use the Calle Cadiz funds to make various improvements In any segment of the alley behind the site between Desert Club Drive and Avenida Bermudas in lieu of utilizing the funds for the improvement of Calle Cadiz. Applicant shall construct on-site parking lot in accordance with LQMC . The, parking lot shall be graded in a manner that keeps all nuisance water on .site, but permits storm water to flow into the alley. A nuisance water percolation facility shall be installed and sized to handle 32 gallons per day per 1000 square feet of landscaped area.
