The subject lot was previously designated as Lot 375 and is currently designated as Lot 278 under Tentative Tract Map 29894. Site Grading Based upon our review of the soil testing at the subject tract, performed through April 16, 2001, it is our opinion that the mass grading has been performed in general accordance with the project plans and above referenced geotechnical engineering report. The subject building pad area was prepared and compacted as part of the overall mass grading. The subject lot has approximately 8 feet of fill/native soil that was compacted during rough grading. The finish grade elevation at the completion of rough grading was approximately 1012.3 feet (12.3 feet above mean sea level). The finish grade as a result of precise grading is proposed at 1012.6 (12.6 feet above mean sea level), an increase of compacted soil of 0.3 feet from the 1012.3 rough graded elevation. The precise grading plan indicates that development of the site will be at or close to existing grade. Since over one year has passed since the finish grading, we recommend some remedial effort prior to precise grading and building construction. The building pad area should be initially prepared by removing organic growth from the pad surface. If the pad is to be lowered in elevation, the depth of moisture conditioning may need to be increased. Additionally, depending upon the depth of cut (if any), additional over -excavation and compaction may be required. This is used to determine the standard design mass requirement for buildings and the default values of the thermal mass requirements for the proposed design. • Total Conditioned Floor Area. The total floor area of conditioned space in the building to be permitted. This area shall be no less than the Conditioned Slab Floor Area specified above. Low-rise residential buildings may have either Standard or Improved envelope 1 Chapter 2 - Standard Reports t i� Building HVAC Requirements — Controls Page 4-35 4.5.2 Zonal Control An energy compliance credit is provided for zoned heating and air-conditioning systems, which save energy by providing selective conditioning for only those areas of a house that are occupied. A house having at least two zones (living and sleeping) may qualify for this compliance credit. The equipment may consist of one air-conditioning system for the living areas and another system for sleeping areas or a single system with zoning capabilities, set to turn off the sleeping areas in the daytime and the living area unit at night. (See Figure 4-16). There are unique eligibility and installation requirements for zonal control to qualify under the Standards. The. following steps must be taken for the building to show compliance with the Standards under this exceptional method: • Temperature Sensors. Each thermal zone, including a living zone and a sleeping zone, must have individual air temperature sensors that provide accurate temperature readings of the typical condition in that zone. • Habitable Rooms. Each habitable room in each zone must have a source of space heating and/or cooling (if zonal credit for cooling is desired) such as forced air supply registers or ' individual conditioning units. Bathrooms, laundry, halls and/or dressing rooms are not habitable rooms. t i Noncloseable Openings. The total noncloseable opening area between adjacent living and sleeping thermal zones (i.e., halls, stairwells, and other openings) must be less than or equal to 40 ft'.
