The project has been approved, Subject to the comments below, and construction may begin at the lot after a Pre -Construction Meeting has been held. 1. The proposed contours still have not been indicated for review (ad-acent lots/rear yard at 295). No existing or proposed contours have been shown on the plan, based on your letter we are assuming this area is flat and will have no impact on the Natural Area. If this is not the case please resubmit a revised Grading plan. 2. There is a firepit located in the neighbor's view corridor which should either be discussed with your client and their potential neighbor to avoid conflicts when the homes are completed. Your letter states that the adjacent neighbor has been contacted relative to this design. 3. Pots should have a non -reflective, non -glossy appearance. Please contact Brook Marshall at (760) 219-8057 or by email at Brook@dc.rr.com with any questions or to schedule your Pre -Construction Meeting at the lot. The units consist of interlocking precast parts that are fitted together in the field using a premixed mortar called Isokern mortar, supplied with the units, to form a wood -burning fireplace and chimney system. The parts are manufactured using a proprietary mixture of volcanic pumice aggregate and aluminate cement. The firebox, smoke dome and chimney outer casing are manufactured with medium -density material, and the flue liner with high-density material. High- temperature refractory bricks, a minimum of 1 inch (25.4 mm) thick, are provided to line the interior of the firebox. The firebox is available in sizes noted in Table 1. See Figure 1 for further details. 2.1.2 Installation: A noncombustible foundation, adequate to support all required loads, is necessary and must be approved by the building official. Units are assembled on the foundation by installing the base hearth plate, firebox wall sections, damper assembly and smoke dome. Isokern mortar is mixed with water until smooth and without dry spots, and is then poured into the supplied Isokern 'application bag and applied to one adjoining component face of each joint. A'/4 - inch -wide (6.4 mm) line of mortar is applied'/, inch (12.7 mm) from all edges of the face with two longitudinal lines between. Mortar must be exposed at the joints when components are joined and excess must be troweled off. Coverage rate is 4 pounds per 10 square feet (1.95 kg/m2) of area, and setting time is 20 minutes. Pot life of the mortar is 4 hours. The firebox hearth, side walls and back wall are then lined with approved refractory bricks using a refractory mortar and grout recommended by Earthcore Industries, Inc. The chimney system is supported from the top of the smoke dome on a steel -reinforced top plate. It is assembled starting with a 6 -inch -high (152 mm) liner that offsets the joints in the octagonal inner liner from those in the square outer chimney casing. Tongue -and -groove construction of the chimney components simplifies installation. The mortar mix is applied in all joints as previously described. The outer chimney blocks have provisions for installation of reinforcing bars. In Seismic Zones 0 and 1, chimneys may include offsets with a maximum of six offset blocks. The offset blocks are supplied by Earthcore Industries and are illustrated in Figure 1. The fourth and sixth offset blocks shall be supported by a concrete block support wall. Where required by the building official, details of support wall construction must be provided. In Seismic Zones 2, 3 and 4 [under the 1997 Uniform Building Code TM (UBC)], Seismic Design Category D [under the 2000 International Building Code® (IBC)] or Seismic Design Categories D, or DZ [under the 2000 International Residential Code® (IRC)], the chimney is reinforced with grouted vertical and horizontal reinforcement in accordance with Section 3102.4.3 of the UBC, Sections 2111.3.1 and 2111.3.2 of the IBC or Section R1003.3 of the IRC. Chimneys are connected to each roof, floor and ceiling with two 3/,, -inch -thick -by -1 -inch-wide (4.8 mm by 25.4 mm) steel straps or Simpson MST 60 straps with two'/2 inch -diameter (12.7 mm) bolts. Strap installation must comply with Section 3102.4.3 of the UBC, Section 2111.4.1 of the IBC or Section . R1003.4.1 of the IRC. The portion of the chimney exposed to the exterior must be covered with material such as exterior pfaster or brick veneer. Brick veneer is anchored to the chimney in accordance with Section 1403.6 of the UBC, Section 1405.5 of the IBC or Section R703.7 of the IRC. Exterior plaster and its application shall comply with the applicable code. Terminations must comply with Section 708 and Table 31-B of the UBC, Sections 716 and 2113.9 of the IBC and Sections R602.8, R1001.6 and R1001.16 of the IRC.
