Guest Facility Addition - Revised Final Design Submittal
Dear Mr. Steelberg:
The Hideaway Design Review Committee met to review the Revised Final Working Drawing
Submittal for Lot `342. The submittal wast*approved subject to the following iems being
addressed.,prior to the start of construction. .
1. Construction and lot preparationfor construction cannot begin until the. Lot Merger is
completed; approved: by the Board of Directors and approved by the City of La Quinta.
2. The roll -up door was removed and replaced with a rod and hanging drape which the
committee also found. to be an unacceptable 'proposal. Please submit an alternative
method to enclose this. space in a manner that emulates other :rear elevations found
throughout the community. The committee suggests something more permanent such as
pocketing doors or shutters: Other ideas can also be presented for consideration.
3. The trees that were located in the view corridor:were removed and additional trees were
added to the center of ahe lot per our request. However, the committee had previously
notedthat they were in favor of the location of the trees that were in the view corridor
from anaesthetic point of view. As this is a unique use of the lot, the 'date palms are
needed on each side of the rear yard to create balance
.in the overall planting when viewed
from the golf course, as currently designed it is all weighted toward the center of the lot.
This may be handled with a minor reconfiguration of the proposed/existing hardscape or
with a written agreement from both neighbors.
4. The wall sconces are specified and a cut sheet was provided. The in will need to be
certain that the -fixture maintains the maximum bulb output as specified in the guidelines.
5. Gerry Tarsitano; on behalf of the Hideaway Golf.Club, will need to review this updated
submittal and -provide any additional comments and/or his approval.

` As requested' we have reviewed the above referenced geotechnical reports as they relate to the,
design and construction of the proposed custom residence. -The project site is located at 53-312 .
Via Bellagio within the Hideaway Golf Club development in the City of La Quinta, California. It '
' is our understanding that the •proposed residence will,be a relatively lightweight wood -frame',
structure supported by,conventional shallow spread footings and concrete slabs on grade.

' t The lot was previously graded during the rough grading of the Hideaway project site and 'was
subsequently regraded. The rough grading included-overexcavationaof the native surface soil ,
along with the placement of engineered fill material to, construct the building pads. The
regrading included processing the surface soil along with minor cuts and Pills to construct the
individual building pads to the current configurations. - Some additlonal overexcavation was
performed in areas where, the building envelopes were reconfigured. The most recent site ,
grading is summarized in the referenced Report of Observationsand Testing During Rough
Grading prepared by Sladden Engineering along with the compaction test results.
The referenced reports include zecommendations pertaining to the construction of residential
' structure foundations. Based upon our review of the referenced reports, it is our opinion that the `
structural values included in the r'eferenced':grading'report prepared.by Sladden Engineering t.

In most cases I would have you relocate the drain line away from the concrete footing. However, the concrete footing in
question is merely an erection pad. The main structural element is the concrete grade beam that will encapsulate the
steel cantilevered column. I'm fine with leaving the pipe in the footing as shown in the photo you sent.
Let me know if you need a formal letter to address this condition.
