MV:c/mydoes'devfees/celtificate ofcompliance lbrm updated 3-2007 11/2010 0 t5x/ 'lam' CV01 November 21, 2013 Mr. and Mrs. Daniel Vater 201 Munson Avenue McKees Rocks, PA 15136 RE: Lot 306 at 80611 Via Pessaro Detail sheets in conjunction with the previous construction document review #3 Dear Mr. and Mrs. Vater, The Hideaway Design Review Committee (DRC) reviewed and approved the window and door detail sheets at their November 19, 2013 meeting. The remaining comments based on the last review are as follows: 1. A field meeting will be required prior to any work can be approved outside of the rear yard property lines. Please contact Gerry Tarsitano to set up this meeting and provide any approval from Gerry in writing to the committee for their files. 2. The exterior light fixture submitted was approved subject to the glass being heavily seeded and the proposed color being submitted for approval prior to installation. 3. Address numerals are detailed on the plans; however, illuminated addresses are required. 4. As there are trees located in the golf course property (adjacent to the rear property line) softening of the architecture is achieved even though the rear yard has minimal vertical planting. If the golf course trees are modified, or removed, additional vertical planting may be required within the lot boundaries. 5. There is grading shown extending out into the golf course property in order to allow the infinity pool to function properly. All grading on the golf course property requires a field meeting with Gerry Tarsitano as well as staking prior to the DRC granting approval of the design. 6. As a note, the amount of hardscape proposed in the rear yard is acceptable as a turf joint design is proposed. If you wish to modify the hardscape selection during construction, a lesser amount of hardscape may be necessary. Please contact Brook Marshall at (760) 219-8057 or by email at DRCFacilitator@gmail.com with any questions or to schedule your Pre -Construction Meeting at the lot once a Building Permit has been obtained.
