There must be enough room on the lot to accommodate a new system and maintain expansion'area in case of failure. This usually isn't a problem where seepage pits are allowed because they don't have much of a footprint. In the past, we have allowed adding a second seepage pit to an existing system for an expansion but have not done so recently because we size by fixture units. :Like you, I'm also concerned about the age of the system. My first choice would be to upgrade the existing system with a new, properly sized septic tank and adding an additional seepage pit. If the owner is persistent, we might consider using the existing system and adding a second seepage pit if there is enough room. However, I would want, at minimum, a.0-42 certification of the. existing system that shows the existing tank and pit are in good shape. I hope this helps. Please let me know if you have any more questions. Mark Abbott EHS IV Riverside County Department of Environmental Health PH: (760) 393-3390 FX: (760) 863-7013 mabbott@rivcocha.org From: AJ Ortega [mailto:Aortega@la=quinta.org] Sent: Tuesday, December 28, 2010 10:03 AM To: Abbott, Mark Subject: City of La Quinta - 78-425 Calle Felipe Private Sewer Mark, Thanks for taking the time yesterday•to discuss the project on Calle Felipe. I just wanted to run a couple more questions by you pertaining to the same project. First of all we agree with your assessment of the private sewer. The existing.1,000 gallon tank and 6x14 pit will not suffice with the additional bathroom. But my questions have to do with my conversations with the owner and my, boss after I had talked with you. Part of the Plumbing Code specifies that the system shall be designed to incorporate an area of 100 percent of what is required for additional expansion area and for the concern that if the original system cannot absorb all the sewage. Yet the owner says .there is not enough room for the additional system you stated yesterday of a 750 gallon tank with a 10 foot pit, is this something you agree with? The other concern we- have is'that the system is 33 years old. So we would like to require what would be best for the long term, as a public sewer may never be provided to this project area. In a way of trying to keep the owners cost from being prohibitive, is there a possibility of just adding an additional seepage pit 12/28/2010 Page 2 of 2 and utilizing the existing tank with a distribution box? This question could be irrelevant if the lot. area exists from the first question. Our department's policy has always been to have the County approve the private sewage disposal system prior to issuing permits. So these questions are only that, we are not looking for any exception by your office. Thanks again for your time, AJ Ortega Building Inspector II City of La Quinta (760) 777-7018 REF:.
