After careful evaluation, and with some minor modification to the layout, we can serve the existing underground spaces utilizing a portion of the existing stairwell pit. We feel that the new approach is more sensible to the existing conditions in addition to a relief to what could be a host of liabilities. Since the preparation of revised Architectural Design, along with Structural and Energy Engineering has put the project behind schedule, we respectfully request an expedited revision to this construction change and we would truly appreciate your assistance regarding this matter. .Just as a foot note — The project has obtained all of the City of La Quinta Departmental Approvals and the' Newly Proposed Footprint remains relatively unchanged, except for the deletion of the prior proposed retaining wall. In order to achieve (per the 2010 California Residential Code Requirements for) the dimensions and clearances, we made some minor modifications to our previously proposed staircase design layout. The South Wall of the Bedroom was moved 6" northerly, and the Bath Area was moved 6" westward, with it's Interior Space downsized 4", giving us a total of 10 additional inches to accommodate 10" treads (from a previous 9-3/4" depth), and 7-3/4" risers (from a previous 8-1/2" height). We feel that these modifications allow us to comply with the Code's minimum dimensions for a residential staircase. Your assistance is greatly appreciated, and please feel free to contact me at (760) 773-6605 should further clarification or answers be needed for the City's Approval of this project.
