Dear Mrs. Egan,
At your request we have visited the subject site for the
purpose of reviewing the existing structural conditions
prior to the installation of a new lightweight roofing
system. This review was instigated due to the building
Department requiring that a registered engineer provide
a report regarding the adequacy of the existing roof
supporting a tile roof to be installed in lieu of replacing
the built up with a new foam type built up roofing
Please note that our observation is limited to visible
aspects of the structure. A comprehensive review of the
structure would require destructive onsite testing and
laboratory work to determine the various material
properties and is beyond the scope of this report. Our
opinion outlined herein is based on experience in common
practices in residential construction and structural
engineering.
Our investigation included the visible aspects of the
interior and exterior of the structure. The structure
appears to have been constructed in accordance with the
common best practices and with the exception of the
exposed exterior elements appears to be structurally
sound.
The roof structure consists of conventional framing with
2x rafters with depth and spacing as follows:
Garage: 2x12 at 24" o.c. spanning 19'-6"
Living Area: 2x12 at 16" o.c. spanning 23'-6"
Front Patio: 2x10 at 16" o.c. spanning 19'-9"
The current proposed roof loads are:

Code Roof Live Load: 1 20.0 psf
Based on the calculations attached to this report the additional load due to the tile. will
exceed the recommended loads for the existing structure. At the garage and living areas the
rafters will be overstressed and at the living area the long term deflection will exceed
recommended and tolerable levels with the addition of tile.
It is the recommendation of our firm that tile is not used for the roof of this structure and
that a roofing system weighting 4.5 psf or less be utilized.
