DEMO PATIO STRUCTURE and ADD NEW COVERED ROOF The committee believes that: the sloped roof extension is not an enhancement to the rear elevation of the house and is recommending that this element be further considered. The committee members agree that a flat elementsimilar to the lines of the existing trellis would be architecturally more appropriate. If shading is desired, a horizontal roof could be considered or a trellis structure with a non-visible membrane. Either way, exposed rafter tails would be the only wood item still requiring maintenance. The location of. any new structure/columns . should be clarified with your revised submission as the plan sheets submitted indicated. columns of different sizes in .different locations. The structure should not encroach over the rear building setback line. Architectural plans should include building and wall sections with clarification regarding the rake edge details and how materials will blend with. the existing structure. In addition, the side yard elevations should be included with any;newplan submissions. In addition to the comments above, please clarify if stone will be added to the left and right masses on the rear elevation. The proposed plans indicate stone on both the existing and newly proposed elevations submitted. As the actual home, as constructed, only has stone at the center arch the committee was unclear if something new was being proposed. As noted in an email to you on July 22, 2016, demolition and construction of the landscape, pool, spa and hardscane improvements are approved to begin at the lot upon receipt of your Permit. In addition, the alterations to the French Doors and Nana Wall system can. be started. Modification to the trellis/covered roof structure should not start until a final design concept is approved.
