Dear Mr. Chase:
The Tradition Architectural Design Review Committee met to review the Revised Construction Documents
submitted for Lot 8 on Latrobe. The project was given a conditional approval and a Pre -Construction Meeting may
be held at the lot. However, the following items must be resolved prior to the request for setback inspection.
1. The mailbox design and details must be provided This comment does not appear to have been addressed.
The mailbox seems acceptable but the details are not consistent on where tate stone finish is to be used.
Stone veneer should be used on the entire base porion of the mailbox.
2. The following details must be provided on your next submittal: window and door jambs, head and sill
conditions, all exterior plaster comers to have z minimum finished plaster radius of 1.5 inches. This
comment does not appear to have been addressed. The details were not provided. The notes address the
exterior elevations but only for window pop -out details. The 1.5" finish plaster radius corners apply to all
exterior plaster corners.
3. The chimney cap detail must be clarified (small round shape images as shown on detail le'133). The
chimney cap detail does not show the screening hardware cloth in the openings as well as the minimum 2#
metal edge returnset the openings. ,
4. The use of colored concrete finishes is no longer recommended due to the soils conditions at Tradition.
Written verification is required from the soils engineer for a concrete mix that is suitable for the soil
condition. The committee suggests the use of an alternate material.
S. The planting plan has several plants shown in full sun (Wheeler's Dwarf and Giant Bird of Paradise which
will burn). Alternates should be chosen. In addition, the Hibiscus will defoliate in cold temperatures, and
many residents have removed theirs and installed a more evergreen shrub.
6. All landscape pots, when selected, must be submitted for approval.
7. Irrigation plans must show spray heads adjacent to the curb set back 18" and a slight swale installed behind
the curb to capture any runoff. '
8. The lighting plan is acceptable as submitted.
9. All materials and finishes will be reviewed in the field during construction

Subject: Report of Field Density Testing on Pad Grade and Sulfate Testing
On August 21, 2006, a representative of our firm performed density tests at the above referenced
project. Tests were performed at random locations, in accordance with ASTM D 2922-81
Method A or B and ASTM D 3017-88 Nuclear Density Test Procedure. Tests were performed as
per authorization of Ms. Joni Fernie.
The estimated locations of the tests are presented on the attached drawing with their results being
summarized on the attached test report sheet. A total of 2 density tests were performed.
Test results indicate that a minimum of 90% relative compaction has been obtained within the
area tested.
The maximum density -optimum moisture were determined in the laboratory in accordance with
ASTM D 1557-91, Method A or C.

DISCUSSION:
1. The project is located on Lot 8 at 52-945 Latrobe Lane within The Traditions Country
Club in the City of La Quinta, California.

2. At the time of testing the lot was still covered with grass which will have to be removed
prior to start of construction.
3. A composite soil sample was obtained from the site in random areas within the top foot
of the pad subgrade. Soil chemical analysis tests were conducted on the sample which
included soluble sulfate and chloride, resistivity, and pH. These test results are used as
indicators which can help to determine if site soils may be corrosive to concrete,
plumbing, and other underground piping.
4. Selected chemical analyses for corrosivity were conducted on soil samples from the
project site as shown in Appendix B. The native soils were found to have a low sulfate
ion concentration (95 ppm) and a low chloride ion concentration (440 ppm). Sulfate ions
can attack the cementitious material in concrete, causing weakening of the cement matrix
and eventual deterioration by raveling. Chloride ions can cause corrosion of reinforcing
steel. The California Building Code does not require any special provisions for concrete
for these low concentrations as tested. Normal concrete mixes may be used.
5. A minimum concrete cover of 3 inches should be provided around steel reinforcing or
embedded components exposed to native soil or landscape water (to 18 inches above
grade). Additionally, the concrete should be thoroughly vibrated during placement.
6. Laboratory testing of the soil suggests that the site soils may present a very severe
potential for metal loss from electrochemical corrosion processes. Corrosion protection
of steel pipes can be achieved by using epoxy corrosion inhibitors; asphalt coatings,
cathodic protection, or encapsulating with densely consolidated concrete. A qualified
corrosion engineer should be consulted regarding mitigation of the corrosive effects of
site soils on metals.
7. The purpose of testing was to observe compliance with the minimum requirements of the
City of La Quinta.
LIMITATIONS
The test results summarized in this report present the moisture and density only at the locations
and depths tested on the specified dates. The summarized field and laboratory tests were
performed in accordance with engineering principles generally accepted at this time and location.
No opinion is expressed as to the uniformity of the material or compaction. No guaranty or
warranty of the contractor's work is made or implied. The test locations are approximate and
were determined by pacing and sighting from prominent field features. In our work, we have
relied on topographic and surveying information provided by others.
With any manufactured product, there are statistical variations in its uniformity and in the
accuracy of tests used to measure its quality. As compared with other manufactured products,
field construction usually presents large statistical variations in its uniformity and accuracy of test
results used to measure its quality. Thus, even with very careful observation and testing, it
cannot be said that all parts of the product comply with the job requirements although the degree
of certainty is greater with full-time observation and testing than it is with testing only.
Therefore, our opinion based on testing the work means that there is only a statistically based
probability that the densities obtained comply with the job requirements.
