RE: SIGN APPLICATION 2004-835; Residential Entry ID Sign, Directory Sign,
Commercial Monument Signs and Flagpole-- SilverHawk Apartments
Dear Mr. Hoke:
In regards to the above subject, this Department, has approved your application to
install the above referenced business ID signs (approved as Exhibits A and B,
enclosed). This approval is based on our letter of October 11, 2004 (attached), which
permitted the revisions as shown in the plans submitted under this application. Please
note that this letter supercedes our letter to you, dated November 24, 2004. This
approval is subject to the following conditions:
1. This approval 'is limited to one residential monument ID sign and one tenant
directory sign, to be installed in the center median entry. The flagpole is limited
to one pole, not to exceed 25 feet in height, and may not fly any advertising
logo, project name or copy. The pole may be located 1) in the entry median, or
2) adjacent to the residential clubhouse building, at least five feet from the curb
line. Approval of two commercial monument ID signs is granted for the.
monument, pedestal, center ID crown and sign cabinet, and the sign panel
locations only. No individual tenant signs are included as part of this approval.
They shall be reviewed with the individual tenants' permanent sign application
for their spaces. Both commercial sign monuments shall be located a minimum
of five feet from any right of ways..
2. The applicant is responsible for proper sign maintenance and compliance with
other general sign standards as set forth in the City's sign code (Section
9.160.030), as well as procuring any required building permit(s).
3. Installation of the signs shall comply with the approved Exhibits A, B and C, and
the applicable provisions of the Silverhawk Apartments approval under Specific
Plan 2001-051, and the approved Sign Program (SA 2004-771) .

4. The applicant shall comply with all other approval conditions pertaining to SA
2004-771, except where this approved revision modifies those conditions.
5. The .applicant shall obtain approval from the Public Works Department for
location of all signs and verification that they are not within any City rights-of-
way or required corner cutback areas.
This decision .may be appealed to. the Planning Commission pursuant to Section
9.200.120, provided the application requirements of said Section are met within 15
days' from the date of this letter. The filing fee for an appeal application is $175.00
