The building improvements include the addition of an entry tower element, architectural enhancements to the building's exterior, new lighting fixtures, and a re -texturing and re -plastering of the building. The modification of the building is subject to the following conditions: 1. The applicant is approved to construct building:.facade improvements along all building elevations. The improvements to the building facade are limited to those shown on the plans submitted with this application. and include the following: a. The addition of an entry tower element along the building's south -facing elevation. b. The addition of columns around the building, including the addition of columns at the existing parking shade structure. c. The addition:of a new decorative treatment under the existing overhang along the building's north -facing elevation. d. The removal and replacement of building windows, including the addition of new window treatments on the exterior of the building. e. Changes and enhancements to the existing building soffit. f. New texture, paint, and color scheme to the building's exterior. g. Changes to the exterior building mounted lighting. 2.. The new entry tower element shall not exceed an area greater than 225 square feet and shall not extend more than two (2) feet beyond the existing retaining wall along Calle Estado.. The entry tower shall not exceed a height greater than . twenty-four and a half (24.5) feet. The entry tower shall include roof tiles to match the building's existing, roof tiles, and shall incorporate a decorative roof finial not to exceed a height.greater than six (6) feet. 3. The applicant is -permitted to replace exterior lighting fixtures with new wall scones and new suspended lighting. All new lighting shall conform to the City's Lighting Ordinance for shielding and filtration requirements as contained in Section 9.100.150 of the La: Quinta Municipal Code. 4. The applicant shall install new foam cornices along the building eaves, as shown on the plan submitted, as part of this application. 5. The applicant shall install new decorative columns to replace the existing columns at the building. Columns shall be placed along the building overhangs along Calle Estado and along the north facing building elevation. Columns shall also be placed at the existing parking overhang along the alley. All decorative columns shall match and be painted to compliment the building architecture. 6.' New decorative window treatments and building.corner elements are permitted in conformance with the plan submitted as part of this _application. Window treatments and corner elements shall be painted to compliment. the building's architecture. 7. The building shall be re -textured and re -plastered once the improvements are installed a.nd completed. 8. The applicant shall apply for a Final Landscape Plan (Minor) with. the City's Planning Division for landscape improvements around the building. The application for Final Landscape Plans is available 'on the, City's website at www.la-guinta.org/index.aspx?page = 66. Approval of the.plan is required prior to final sign -off of the improvements. 9. The applicant shall obtain a buildingpermit prior to construction of the approved building modifications. . 10. Interior building changes are not approved as part of this application. Changes to the interior of the building will require review by the .City's Building Division. This approval will be forwarded to the Building and Safety Department for their information.
