As you may be aware,,Capiwl Pacific Holdings, Inc. (the "Company") has sold and
continues to sell custom. lots in. theportion of the Citrus Course project commonly referred
to as Antigua.
On September 3, 1.996, Mr. and Mrs. Johnson purchased Lot 26 of Tract No.
24890-4 (the "Property") from the Company. 1 have been advised that representatives of
the Company have -recently been notified by Mr. Johnson that the City of La Quinta has
refused to issue a building permit to Mr. and Mrs. Johnson for the construction of a
residence on the Property. Representatives of the City advised Mr. Jolulson to contact the
Company stating that such refusaf was based upon the Company's failure to perform
certain obligations, Notwithstanding such position, the Company respectfully requests that
Mr. and Mrs. Johnson and other owners. of custom lots in Antigua be exempt from the
City's present policy of Instituting a moratorium upon the issuance of building permits to
owners of property in the Citrus Course project. There is no need to involve innocent
purchasers of custom lots in the'dispute among the City, KSL Recreation Corporation and
the Company.. Mr. and Mrs. Johnso;t purchased the Property long before the issuance of
the "Notice of'Default":by the City and should not be forced to suffer any further delay in
the construction of their tesidence.

We have reviewed the calculations and layouts by BROWN & HONEYCUTT TRUSS SYSTEMS,
INC., they appear to comply with the requirements of our calculations and the structural
plans.
The review of these drawings does not relieve the contractor from compliance
with the drawings and specifications, This check is only for review of general
conformance with the design concept of the project and general compliance
with the information given in the contract documents. The contractor Is
responsible for confirming and correlating all quantities and dimensions,
selecting fabrication process and techniques of construction, coordinating his
work with that of other trades, and performing his work in a safe and satisfactory
manner.

The following structural items were observed and need to be addressed:

1 Front of Garage: nail stud with Simpson MTT28B to post with 16d sinker nails at 4" o.c.
since MTT28B was not nailed to post directly.
�'v 2 Front of Garage: provide (15) 16d nails per top plate splice nailing.
V,3 Right side of Garage: add plywood shear #11 on the inside over electrical panel.
Rear of Garage o/ 6x6 hdr: Provide (8) A35F's from top plate to girder drag truss.
Rear of Garage: provide post and holdown Simpson HTT22, since shear wall
does not extend to comer due to closet and air ducts. Refer to Detail " A " on
following sheets for holdown fix.
Rear of Garage: provide ST6236 at top plate splice, since double top plates have
been spliced.
Boy's Bedroom

Right side over 51/4" x 91/2" P=L header: add 4x6 king post under girder truss.
Kathy's Bedroom
Shear wall between Kathy's Room & Hallway: Renail plywood shear wall where
shear nailing are too close to edge of plywood panel.

Kathy's Bedroom
Shear wall btwn Breezeway and Kathy's room: shear nail plywood to same 2x block
the bottom chord of the roof trusses over Kathy's room has been nailed.
Btwn Hallway & Bedroom: provide Simpson ST6224 from 2x4 top plate to 2x6 top plate
at right rear of Kathy's Room.
Breezeway (Between Kathy's Bedroom & Guest Rooml
1 �11 Front of Breezeway: Provide two A35's from rafter to top plate and from post to top
plate per Detail C2/SD4. Verify (6) 16d nails were nailed into double top plate on
each side of 6x6 post.
Rear of Breezeway: Plywood over 6x12 header at
Y Yw rear and add 6x6 full height post
next to existing post and bolt full height post to header with (2) 5/8" dia. bolts on each
side and add Simpson HD2A to top plate at rear of Kathy's Room and Guest Room
per Detail "B". Alternate solution: Add another beam in line with rear wall of Kathy' room
and Guest room at top plate height of Kathy's Room and strap new beam to top plate
with Simpson ST6224. Also provide plywood shear panel #10 over new beam to roof
sheathing for shear transfer.
JGuest Room
Front of Guest Room: Add Simpson ST6236 strap at top plate splice, since top plates
were* not continuous.
Front of Guest Room: block between studs and add CS16 strap across mudsill due
to plumbing.
Right side of Guest Room: shear nail plywood to same 2x blocking as the bottom
chord of the drag roof trusses over Guest room is nailed.
Rear of Guest Room: tighten shear nailing at rear of Guest room.
Left of Guest Room: nail bottom chord of drag truss to each block with (2)16d nails.
Left of Guest Room: Nail plywood shear wall and add Redhead WS1254 due to missing
anchor bolts.
19 Rear of Guest Room: Add Simpson ST6224 from 2x4 top plates to 2x6 top plates at left
rear of Guest Room.

26 Entry Door to Living Room and Dining Room: Provide a Simpson WB126 at each end
of 6x12 entry door header and twist over roof sheathing to blocking between rafters.
Refer to Detail Y/SD2 for nailing pattern on Simpson W6126. Provide plywood panel
#10 over 6x12 entry door header per plans.
7p Shear Transfer at 51/4" x 18" parallam beam btwn Living Room & Dining Room:
Nail Rafter to 2x6 flat block below parallam beam for shear transfer. Refer to Detail "C"
for shear transfer. Nail plywood to parallam beam and provide Simpson A35's at 48" o.c.
from top plates to parallam beam where plywood does not extend to top plates.
J2 Ridge Beam over Entry: provide hanger from rafter to ridge beam per plan.
J29 Wall at Rear of Living Room & Dining Room: Add Simpson A35's from freeze block to

Dear Mr. Tucizschmtidt:
I am writing on behalf of the Citrus Course Architectural Committee. The Committee
has reviewed your revised roof plan- and the changes are approved providing Stark
Construction Company uses a superior quality stain on the 2" x 4"s that will hold up for
several years. The CCHOA Architectural Committee approval is for aesthetics only and
does not address the structural integrity of the plan.
Please advise when you have completed the improvements so a final inspection may be
conducted which will initiate the deposit refund. We appreciate your patience during the
architectural review process.
