Dear Mr. & Mrs. Gordica,
The Architectural Committee has reviewed your Architectural Variance submittal of preliminary
plans for a casita addition and the enclosure of the golf course side covered patio, i.e. the kitchen
expansion. The following proposed casita drawings: Sheets 1, 2. & 3 dated February 12, 2012,
and the revised east elevation dated June 1, 2012 prepared by Robert A. Pitchford were provided.
Also provided were the proposed kitchen expansion drawings: Sheets 1 & 2, date February 16,
2012. The proposed casita addition and kitchen expansion are acceptable conceptually in
accordance with the Architectural Guidelines, Association's CC&R's, and Maintenance and
Indemnily Agreement
. The following conditions and/or requirements are pertinent:
1- Final plans must be submitted for review.
2. Submit a copy of the City of La Quints building department permit and the city stamped
pians prior to starting any work.
3. The. homeowner and contractor are to meet with the Landscapefirrigation Manager, Bill
Bobbitt, and the Maintenance/Lighting Manager, William Aceves, prior to the start of
any work- It is the remonsibility of the homeowner. to Iocate and maintain the operation
of -the existing irrigation and.lighting systems:
4. The 11nA is Dot responsible for verifying property lines, easements and existing utility
services.
S. The relocation and/or modification of the existing utilities, electrical, krigatiob and
drainage is to be the responsibility of the homeowner and done to the building industry
standards based on this site and the building codes.
6. The contractor to repair and/or replace any damaged irrigation, landscape, hardscape,
lights or street surface to the satisfaction of the HOA.
7. Contractor to observe all Association rules and regulations. All contractor vehicles to
park on one side of the street only,
S. The contractor may not stockpile any material, equipment or construction debris in the
street. All debris must be cleaned up daily.

9. The street gutters cannot be u:;cd for concrete wash out and the contractor is responsible
for keeping the gutter clear and free of debris.
10. All site drainage is to be properly engineered and installed to prevent any flooding.
11. The roof the color and style is to match -the existing. All stucco, trim and finish details to
match existing.
12. The homeowner and the contractor to schedule a meeting with the landscape and
irrigation manager and the maintenance manager prior to submitting a Notice of
Completion.
13. Upon completion of the project the homeowner is required to pro'%ride a signed copy of
the city inspection card and the Conrractor Cert2ica iOn•letter.(enclosed)- .
14. A Maintenance and .Inde »rntty Agreemeizt shall be signed prior to the start of work and
reviewed at the completion of the project. Same shall delineate all applicable work,
which current and future owners shall he compelled to solely maintain and/or replace as
needed and the document shall be recorded with the County of Riverside and runs with
the land.
We reserve the right to make a final inspection of this change to make sure that it matches the
original request. An approval is based only on the aesthetics of your proposed plan and should
not be taken as any certification as to the construction worthiness or structural integrity of the
proposed change.
