Dear Mr. Cameron:
On May 2, 1996, the Community Development Department received your preliminary construction
plans to develop a single family house at 44-420 Via Del Sol (Lot 8). As you are aware, your request
is subject to a Compatibility Review (Minor Deviation) according to the provisions of the R-2 Zoning
Code (Chapter 9A4) standards which requires all new houses built by new -developers to be
architecturally compatible with existing homes: We, conceptually approve of your development
request subject to modifications as noted and provided the following information is presented prior
to issuance of a building. permit: =
The final landscape/irrigations plans shall be incorporated into the final construction plans for
this project. The plans will require our approval and that of the Cozchella Valley Water
District and the Riverside County Agriculture Commissioner before they will be considered
final. The plans shall include the following: (A) front yard landscaping shall include lawn and
a minimum often shrubs (i. e., 5 -gallon or larger) and five trees (i.e., 4 @ 15 -gallon and 1 @
'24 -box), and (B) landscaping or fencing shall screen all ground mounted mechanical
equipment (�.e.; AIC condensing units, pool equipment, etc.). Additional information can be
acquired by contacting our Department.
2. Mechanical equipment placed in the interior sideyard shall be a minimurr- distance of five -feet
from the property line.
3. No houses in the Del Oro development have a circular driveway, therefore, your request to
include -one in your project is denied. Please revise the site plan accordingly.
4. --The proposed wall planned for t1he frontage of Via Sevilla sha11 be five4eet in overall height
if built in conjunction with the front yard pool. if the wall is not built during the construction
of the pool, all fencing on the property line shall be limited to a height of 4 -feet.

presented for plan check. Our Department is required to approve the plans prior to the issuance of
a building permit.
A final inspection by our Department before final occupancy will be required. This
