To whom it may concern:
On April 3, 2012 an inspection was performed at the above referencedproperty to assess
the scope of work completed since the original inspection was performed per code case number
0773041. The items listed are the remaining corrective actions necessary to clear. this property of
building code compliance issues.
[Garage Conversion]
The scope of work associated with the original conversion has not been
completely removed and/or reconciled per Exhibit A, nor has a permit been obtained for
the work already completed. The relocation, and addition, of electrical, mechanical and
plumbing equipment still require attention, and the required occupancy separation
between the garage and the dwelling is also still indistinguishable. The mechanical
equipment used to condition the garage conversion is required to be removed and have
the water heating unit be relocated in its place per Exhibit A. Additionally, the door into
the dwelling is to be removed and have the occupancy separation. returned to the original.
condition. Please review the options below to reconcile these remaining compliance
issues.
Options include; provide plans for permitting based on owner preferences,
providing plans as currently constructed for permitting, or obtaining a permit to return the
construction to its original condition (See attached Exhibit A.)
Opting to provide plans for the currently constructed would still necessitate the
removal of existing surfaces covering framing, and electrical, mechanical and plumbing
installations, as necessary based on Building Inspector visibility during inspections.
This is not to be construed as a home inspection that would be obtained in the escrow process, nor
do these items offer a comprehensive analysis of building code violations throughout the entire
residence.
