John Priem Shoreridge Estates 12012 KnottStreet #A-2 Anaheim, CA 92841 RE: Shoreridge Estates/ Final Design Review Lot -,29/30C at 53031 Via Savona Dear Mr. Priem: The Hideaway Design Review -Committee reviewed and approved the Final Design Submittal received for lot 29/30C subject to the following comments being addressed prior to the request for Setback Observation. 1.. The home is 6,395 sq. ft. of Living Area with a Lot Coverage of 39.2 percent. The massing was calculated at 12.8% which meets the guideline requirement. 2: The wall mounted sconces on the side yards can be mounted no higher than the property line walls. Please provide full details and specifications on the sconces to show conformance to the Hideaway guidelines. 3. The guidelines require all vents penetrating the roof to be minimized from view to the golf course, streets and neighbors. Please make appropriate notes on the plans. 4. The Door/Window Details do not seem to comply with the Hideaway Guidelines recessing requirements. A full 6" is required from window frame to finish (not including added surrounds) on the street and golf course facing openings as well as all high openings. A full 27" is required on the side yards. The details do_ not have dimensions, nor do they scale the required recess. Please make the appropriate changes. 5. Itis requested that you use two different canopy tree genus and species in the front yard. 6. Please submit the entry bench design for review and approval. The golf club has approved the landscape plan as well subject to the following.comments: 1. The turf area must be identified in the field for review prior to any changes being made. The Golf Course Superintendant will review and make changes as necessary. Please provide at least 48 -notice to theGC Superintendant for review of the proposed turf extension. 2. As noted above, an on-site review with the Golf Course Superintendant and your landscape contractor must be completed before any work commences. 3. The turf edging wilt correspond with the existing contours as agreed upon with you. 4. The turf must be maintained to the golf course standards. 5'. The Club is allowing you to make improvements to their property, however, the Club reserves the right to regain and re -landscape this area at.the'Club's discretion. If re -landscaping is required, it will at the Owner's expense. 6. [§101] This term is also referred to in the Standards simply as the floor area. This is an important value for the purpose of compliance since annual energy use is divided by this value to obtain the energy budget. In the prescriptive packages, the maximum fenestration area is expressed as a percentage of this value. CFA is calculated from the plan dimensions of the building, including the floor area of all. conditioned and indirectly conditioned space on all floors. It includes lofts and mezzanines but does not include covered walkways, open roofed -over areas, porches, pipe trenches, exterior terraces or steps, chimneys, roof overhangs or parking garages. Unheated basements or closets for central gas forced air furnaces are also not included, unless shown to be indirectly conditioned. The floor area of an interior stairway is determined as the CFA beneath the stairs and the tread area of the stairs themselves. See Figure 1-2 for an example of how CFA is calculated. Unheated Garage Note: Do not count unconditioned space Second Floor First Floor ea 1 (Conditioned Space Outlined) Note: Measure from exterior surfaces of exterior partions Total conditioned floor area Area 1 + Area 2 Figure 1-2 — Total Conditioned Floor area Madlin s enterprises Catherine M.
