Request: To increase the overall height of the house from twenty two (22') feet to twenty four feet (24) Decision: Approval is' granted for the requested increase in height of the house, based on the following findings: • Minor Adjustment 2007-590 is consistent with the La Quinta Genleral Plan, in that the increase proposed does not alter the approved land use for the property, or affect land use on surrounding similar properties. • Minor Adjustment 2007-590 is consistent with the intent of the La Quinta Zoning Code, in that the requested adjustments will retain adequate yard separations as required under said Zoning Code. • Processing and approval of Minor Adjustment 2007-590 is in compliance with the California Environmental Quality Act. The adjustments 'requested fall under CEQA Guidelines Section 15305, which includes minor alterations in land use limitations as Categorically Exempt under this Section. . P.O. The adjustment has no impact on health or safety issues, and will not affect physical land use characteristics in the.vicinity. Based on the noted findings, your Minor Adjustment Permit is subject to the following Conditions: 1. A building permit shall be obtained from the Building & Safety Department prior to construction of the house. 2. You are limited to one minor adjustment per lot, therefore future -equest for minor adjustments cannot be approved. 3. Provide a letter from the HOA to the Community Development Department which states the HOA acceptance to the request height increase. Please be advised that this approval relates only to allowance of the in--rease as stated above, and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. All other setback provisions and development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check. The drawings have been reviewed for general conformance to the design concept of the latest structural plans (Delta 2), dated May 29, 2007, and no exception has been taken to their use. The fabrication processes, techniques of construction, coordination of the work with that of any other trade, dimensions, and quantities are not a part of this review. Since the shop drawings were reviewed only for general conformance with the structural plans, unless variations from the structural plans have been clearly indicated, we may not have listed them. Our review of these drawings does not relieve the �. roof truss supplier and the framing contractor from complying with the structural plans.
