Dear Mr. Morris:
This letter is to report approval of your recent application for a setback adjustment,
pursuant to Chapter 9.188 of the City of La.Quinta Planning & Zoning Regulations.
The following setback adjustment has been approved subject to conditions and in
accordance with attached Exhibits A & B .
SETBACK ADJUSTMENT:
Ten foot setback reduced to eight feet and six feet (rear yard) .
FOR: Bedroom & window seat
CONDITIONS:
1. A building permit shall be obtained.
2. A Building Permit shall be issued within 90 days of this letter.
3. The addition shall architecturally match the existing home.
4. The other provisions of the SR Zoning Code shall be met.
After review it was determined that:
1. This adjustment is consistent with the intent and purpose of the Zoning
Ordinance.
2. There are special circumstances applicable to the property, including such
factors as size, shape, topography, location or surroundings that justify
approval of the adjustment. These special circumstances are: the existing
home does not allow the applicant to expand his home without affecting his
setback boundaries; the adjustment only affects 25% of the rear yard area.
