(PSI) has reviewed the foundation and grading plans for the proposed retail/commercial development at the subject site. The purpose of our plan reviews is to confirm that the plans are in general conformance with the recommendations presented in our referenced report. Our review is limited to the geotechnical engineering aspects of the plans as discussed in our referenced report. Various plans were provided by KKe Architects, and Saxon Engineering for our review, including the following: (i) Precise Grading Plans for The Dunes Retail Center, Parcel 1, 2 & 3, La Quinta, California, Sheets G1 -G5, Dated February 28, 2007. (ii) Foundation Plan, The Dunes Retail Center, 79-640/79-700 Highway 111, La Quinta, Ca, Building 1, Drawing S2.1, Dated March 21, 2007. (iii) Foundation Plan, The Dunes Retail Center, 79-640/79-700 Highway 111, La Quinta, Ca, Building 2, Drawing S2.2, Dated March 21, 2007. (iv) Foundation Plan, The Dunes Retail Center, 79-640/79-700 Highway 111, La Quinta, Ca, Building 3, Drawing S2.3, Dated March 21, 2007. Based on our review, it is our opinion that the geotechnical aspects of the foundation and grading plans are in general conformance with the recommendations of PSI as presented in our referenced report. Structural Foundations Conventional continuous and isolated spread footings are suitable for structural support of the proposed one-story structure loads. Footings are anticipated to be entirely supported by properly compacted fill materials. Continuous footings which are at least 15 inches wide and PSI -3960 Gilman Street ., Long Beach, California •90815.562-597-3977 - Fax 562-597-8459 - www.psiusa.com ley, &SO-4*701`n0- X11- s1,e . _ it"Laer . supported at a depth of at least 18 inches below the lowest adjacent finish grade, may be designed for an allowable bearing pressure of 2,000 psf. Isolated spread footings which are at least -24 inches wide and also supported at a depth of at least 18 inches below the lowest adjacent grade, may also be designed for an allowable bearing pressure of 2,000 psf. The allowable soil bearing values may be increased by one-third for loads of short duration, including wind and seismic.forces. Appropriate foundation reinforcement should be provided in accordance with the Structural Engineer's design based upon a low expansion potential. Construction Observations It is recommended that PSI be retained to examine and identify -soil exposures` created during project construction in order to verify that soil conditions are as anticipated.. We further recommend that any structural fills be continuously observed and tested by our representative in order to evaluate the thoroughness and uniformity of their compaction. If possible, samples of fill materials should be submitted to our laboratory for evaluation prior to placement of fills on site. Limitations The conclusions contained in this report are based on review of our referenced geotechnical study, and of the referenced design materials furnished to us for the proposed project. If there are any revisions to the plans for this project, or if deviations from the subsurface conditions noted in our referenced report are encountered during construction, PSI should be noted immediately to determine if changes in our recommendations are required. If PSI is not retained to perform these functions, PSI will not be responsible for the impact of those conditions on the project. Services performed by the geotechnical engineer for this project have been conducted with that level of care and skill ordinarily exercised by members of the profession currently practicing in this area. No warranty, expressed or implied, is made. We appreciate the opportunity to perform this Plan Review and look forward to continued participation during the construction phase of this project. If you have any questions pertaining to this report, or• if we maybe of further. service, please contact our office. .
