Please be advised the following conditions apply as a part of the conditions for the issuance of a building permit. The following conditions must be met prior to occupancy: 1) Install a complete fire sprinkler system per NFPA 13. The post indicator valve and fire department connection shall be located to the front within 25' to 50' of a hydrant, and a minimum of 25' from the building. System plans must be submitted to the Fire Department for review, along with a plan/inspection fee. The approved plans, with Fire Department Job card must be at the job site for all inspections. (Fire sprinkler nser location should be placed within the building in relation to the approved location of the FDC/P/V.) 2) Commercial and industrial occupancies, speculative use buildings, (Spec Buildings) with potential for high -piled storage (HPS) and/or wherein no specific use has been identified at time of plan review submittals, the fire sprinkler design density shall be a minimum density of .45 GPM/square foot for a 2,000 square foot design area. Fire sprinkler heads shall be 268°F for these building areas. t 3) As may be necessary to maintain proper fire sprinkler protection due to constructions changes, fire sprinkler system plans for the tenant improvement area may be required to be submitted to the Fire Department for review, along with a plan/inspection fee. The sprinkler system will have to be modified and designed in accordance with NFPA 13, 2002 Edition. A licensed. C-16 contractor shall do all sprinkler work and certification. The approved plans, with Fire Department Job card must be at the job site for all inspections. 4) Whenever sprinkler overhead mains of 4" size or larger are provided, the Riverside County Fire Department requires documentation from a structural engineer that the roof structural members will be capable of supporting the weight of the water filled mains and attached lines. Provide appropriate detailed documentation, with a wet stamp and signature, by the project structural engineer. 5) Install a monitoring system designed in accordance with NFPA 72, which must include a water flow monitor, control valve tamper and continuous monitoring service. System plansmust be submitted to the Fire Department for review, along with a plan check/inspection fee. 6) Install an alarm monitoring system for fire sprinkler system(s) with 100 or more. heads. (20 or more in Group I, Division 1.1 and 1.2 occupancies). Valve monitoring,, water -flow alarm and trouble signals shall be automatically transmitted to an approved central station, remote station or proprietary monitoring station in accordance with 2001 CBC, Sec. 904.3.1. An approved audible sprinkler flow alarm shall be provided on the exterior in an approved location and also in the interior in a normally occupied location. A C-10 licensed contractor must submit plans, designed in accordance with NFPA 72, 2002 Edition, to the Fire Department for review and approval prior to installation. 7) Install a Manual and Automatic Fire Alarm per NFPA 72, which must include initiation by manual pull, any automatic device and activation of fire sprinkler water flow.. System shall include occupant notification by audio/visual devices, and detectors in all unattended spaces. System plans must be submitted to the Fire Department for review, along with a plan checkiinspection fee. 8) Install a system to provide interior notification within each unit upon activation of thefire sprinkler system. Plans must be submitted to the Fire Department for review, along with a plan check/inspection fee.. Build ings/facilities 9) Provide either a separate Knox Key Lock box, Model 4400, 3200 or 1300,, mounted per recommended standard of the Knox Company or provide key(s) for inclusion in the general building Knox Box. If the building/facility is protected with. a fire alarm system or burglar alarm system, the lock boxes will require "tamper" monitoring. Special forms are available from this office for the ordering of the Knox Box. This form must be authorized and signed by this office for the correctly coded system to be purchased. 10) Provide keys to the tenant space for inclusion in the main building Knox Box. Key(s) shall have durable and legible tags affixed for identification of the correlating tenant space. 11) If the building/facility is protected with a fire alarm system or burglar alarm system, the lock boxes will require "tamper" monitoring. 12) If the facility requires Hazardous Materials Reporting (Material Safety Data sheets) the Knox Haz Mat Data and Key Storage Cabinet, Model 1220 or 1300 with tamper switches shall be used. If the building/facility is protected with a fire alarm system or burglar alarm system, the lock box will require "tamper" monitoring. . Other requirements: 13) Rolling door in area separation wall must be self-closing. (Fusible .link type) 14) Install panic hardware and exit signs as per Chapter 10 of the 2001 CBC. 15) All egress doors shall comply with CBC Sec. 1003.3.1.8 for proper door hardware. 16) Install floor level exit signs as per the 2001 CBC. 17) Prior to final inspection of any building, the applicant shall prepare and submit to the Fire Department.. for approval, a site plan designating required fire lanes with appropriate lane painting and/or signs. 18) Certain designated areas will be required to be maintained as fire lanes. 19) Install portable fire extinguishers per Title 19, but not less than 2A10BC in rating. Contact.a certified extinguisher company for proper placement and spacing of equipment. 20) If the building is used for high`piled/rack storage, the building construction and fire sprinkler system must meet 2002 NFPA 13 and Article 81 of the 2001 CFC. 21) This building has not been reviewed.or approved for high pile/rack storage. Prior to such use, building(s) shall be approved for high -piled storage (materials in closely packed piles or on pallets, or in racks where the top of storage exceeds 12 feet in height, 6 feet for Group A plastics and certain other hazardous commodities) or aerosols products. High -piled and aerosol stock shall be approved by the Fire Department prior to'materials being stored on site. A licensed Fire Protection Engineer or a Fire Department approved consultant must prepare plans for high -piled storage or aerosol storage in accordance with the 2001: CFC, Articles 81 and N'FPA 13, 1999 Edition. Current plan check deposit based fee is $696.00. 22) Shelving, counters, etc., must be in place, however, no merchandise may be placed in the building prior to inspection. 23) Comply with Title 19 of the California Administrative Code. ' 24) The Fire Alarm System plans submitted with this.plan are not a part of this plan review. 25) All fire sprinkler systems, fixed fire suppression systems and alarm plans must be submitted separately for approval prior to construction.
