Title 9 (Zoning Code) requires that builders cf five or more single family units in the RC district shall submit master design guidelines for approval •by the Planning Commission. The Section does not specify minimum submittal standards for such guidelines. DGH Development Corporation has submitted their Guidelines under this Section, as they have now filed for their fifth application approval in the RC District. PROPOSAL REVIEW; The applicant is currently utilizing one floor plan with two varying elevations. To date, only one of the elevations has been constructed with the floor plan. The attached - guideline packet submitted by the developer incorporates illustrations of the typical site plan, floor plan and elevations, as well as the stucco and tile products and colors to be used. Staff has reviewed the guidelines as submitted, and determined that they_ are in compliance with the adopted Manual on Architectural Standards, and that there is adequate variation between the two elevations. However, it is recommended that varying front door, garage door and window designs be incorporated to further vary the appearance of the elevations. GAILINI ARCHITECTURE, INTERIORS, SPACE and LAND PLANNING STRUCTURAL CALCULATIONS All aspects of the rough framing and concrete foundation and stab on grade have been changed to conform to those changes noted for the existing project at 53-345 Navarro. I have listed below the areas addressed in those revisions. First, the shear wall between the garage and the dwelling (wall "G°) had to be revised. There was a portion of the wall indicated on the plans that did not extend to the roof framing as I assumed in my calculations. If the length of this wall is removed from the design considerations for this wall (the load per lineal foot goes from 204 to 277.667 pif) then the wall's nailing had to be increased to 4" o.c. for the edge nailing. 1, therefore specified 3/8" CDX plywood to be applied to the side of a balloon framed, raked wall, nailing it off with 8d at 4" o.c. to the vertical diaphragm and providing Simpson A35's at 24" o.c. from the side of the bottom chord to the top plates. Second, shear wall "C° was revised to a 14' length (that portion outside of the entry door). My review of the calculations indicates that the load per lineal foot will increase to 108.6 Of, which is still within the parameters of shear wall construction type No. 1 - no further action is necessary - the shear wall was indicated as being shortened. Third and last, the drag truss specified to be install over shear wall °F° has always been called out as per my calculations. The truss manufacturer, Trussworks of Thousand Palm, California has been directed to supply the builder and his framing contractor with the correct truss installed in the correct location.
