REGARDING A PROPERTY ON THE HISTORIC REGISTER
LOCATED AT.77-849 CALLE ARROBA
LOCATION: SOUTHWEST CORNER OF CALLE ARROBA AND AVENIDA
MENDOZA, LA QUINTA COVE

BACKGROUND:
As the property is listed on the most recent update of the City's Historical Survey, the
applicants have filed for a Certificate of Appropriateness in order to remodel the home,
add a garage, and install insulation. The property in question is roughly 10,000 square
feet in size with a 990 square foot ranch home constructed around 1955. The most
recent survey determined the property did not meet the criteria for listing in the State or
National register of Historic Resources.
DISCUSSION:
The applicants intend to enlarge the existing home with 868 square feet of additional
living area and a` 699 square foot garage. They plan on replacing the windows, install
new electrical wiring, demolish the existing carport, stucco the home with a new
facade, and insulate the structure. The existing porch is also proposed to be enclosed
as a part of the project.
CONCLUSION:
There are no significant, unique, or original historical or architectural features regarding
the property or the structure. The design of the home is a rectangular ranch -style,
single family residence, common among Cove homes built in the 1950's and 60's.
Although only the carport is proposed for demolition, the applicants' proposed
expansion and installation of a Santa -Fe style stuccoed facade would substantially.
modify the existing structure beyond its original ranch character.

Since the structure will be altered beyond its original character, staff recommends
removal of the property from the City's Historic Register. Since the structure does not
have any unique design features or historical or architectural significance, staff does
not see the need for photographic documentation prior to construction.
RECOMMENDATION:
Adopt Minute Motion 2007- , recommending approval of the proposed remodeling
of a property located at 77-849 Calle Arroba, subject to the following Conditions:
A. As the structure has. been proposed to be altered beyond its original character,
the property shall be removed from the City's Historic Register.

The purpose of this remodel is to upgrade it's present condition into a more
livable and energy efficient home. Our plans also include adding a garage.
▪ The main structure of the house will basically remain the same.
There is not one piece of insulation in this house, it has single pane windows
• and it has the same electrical wiring as the day it was built making it
extremely unaffordable to heat or cool and far from energy efficient not to
. mention unsafe electrically.
We plan to insulate, rewire, add new doors and windows. The remodel will
also include re -trussing and re -roofing. enlarging the living area and kitchen,
new stucco, new front entry as well as finishing the exterior wall around the
property. '
Our plans.show a marked and needed improvement inside and out compared
to it's present state.
