The following comments and/or requirements are pertinent to the execution of this project:

5. The homeowner and contractor should review the Custom Home Guidelines in reference
to the various schedules, milestones and inspection requirements.
6. The project time period is one year.
7. The Association is not responsible for locating easements and underground utilities on
the site.
8. The contractor and homeowner must make provisions throughout the project for traffic
control to prevent traffic disruption and accidents. The construction employee parking
and vehicles must park on one side of the street.
9. The contractor is not allowed to stockpile any material, equipment or construction debris
in the street. All debris must be cleaned up daily.
10. The owner and contractor must maintain a dust free construction site to avoid arp oiect
stop notice.

11. The street gutters cannot be used for concrete wash out and the contractor is responsible
'for keeping the gutter clear and free of debris.

problems for the adjacent neighbors.
13. Upon completion of the project, the homeowner is required to provide a signed copy of
the city inspection card and the Contractor Certification letter (enclosed).

As requested, we have reviewed the above referenced geotechnical reports as it relates to the
design and construction of the proposed custom residence. The project site is located at 55350
Cherry Hills Drive with in the PGA West Stadium Course in the City of La'Quinta, California. It
is our understanding that the proposed residence will be a relatively lightweight wood -frame
structure supported by conventional shallow spread footings and concrete slabs on grade. The
above referenced report was prepared for a nearby lot and should be applicable to the subject
project
In order to provide uniform foundation support, we recommend over -excavation and re-
compaction throughout the proposed ;building areas. The building areas should be over -
excavated to a depth of least 3 feet below existing grade or 2 feet below the bottom of the
footings, whichever is deeper. The exposed soil should'than be scarified, moisture conditioned
and recompacted to at least 90 percent relative compaction. The excavated material may then be
replaced as engineered fill material. Over -excavation should be observed by a representative of
Sladden Engineering and compaction should be verified by testing.
The referenced reports include recommendations pertaining to the construction of residential
structure foundations. Based upon our review of the referenced reports, it is our opinion that the
structural values included in the referenced report grading report prepared by Sladden
Engineering remain applicable the desien and construction of the proposed residential

In our opinion, the structural values recommended in the referenced geotechnical report remain
applicable for use in foundation design. Conventional shallow spread footings should be
bottomed into properly compacted engineered fill material a minimum of 12 inches below lowest
adjacent grade. Continuous footings should be at least 12 inches wide and isolated pad footings
should be at least 2 feet wide. Continuous footings and isolated pad footings may be designed
utilizing allowable bearing pressures of 1800 psf and 2000 psf, respectively. Increases in
allowable bearing pressures may be realized with increased footing size. Allowable increase of
200 psf for each additional 1 foot of width and 200 psf for each additional 6 inches of depth may
be utilized, if desired. The maximum allowable bearing pressure should be 2500 psf. The
recommended allowable bearing pressures may be increased by one-third for wind and seismic,
loading.
Resistance to lateral loads can be provided by a combination of friction acting at the base of the
slabs or foundations and passive earth pressure along the sides of the foundations. A coefficient
of friction of 0.40 between soil and concrete may be used with dead load forces only. A passive
earth pressure of 250 pounds per square foot, per foot of depth, may be used for the sides of
footings, that are placed against properly compacted native soil.
The bearing soil is non -expansive and falls within the "very low' expansion category in
accordance with 2013 California Building Code (CBC) classification criteria. Slab thickness and
reinforcement should be determined by the structural engineer. We recommend a minimum
floor slab thickness of 4.0 inches and minimum reinforcement of #3 bars at 24 inches on center in
both directions. All slab reinforcement should be supported on concrete chairs to ensure that
reinforcement is placed at slab mid -height.
Slabs with moisture sensitive surfaces should be underlain with a moisture vapor retarder
consisting of a polyvinyl chloride membrane such as 10 -mil Visqueen, or equivalent. All laps
within the membrane should be sealed and at least 2 inches of clean sand should be placed over
the in
to promote uniform curing of the concrete. To reduce the potential for punctures,
the membrane should be placed on a pad surface that has been graded smooth without any sharp
protrusions. If a smooth surface can not be achieved by grading, consideration should be given to
placing a 1 -inch thick leveling course of sand across the pad surface prior to placement of the
membrane.
Based on our field observations and understanding of local geologic conditions, the soil profile
type judged applicable to this site is SD, generally described as stiff soil. The following presents
additional coefficients and factors relevant to seismic mitigation for new construction based upon
the 2013 California Building Code (CBC).

In addition, we have sampled the surface soil on the subject lot to determine the soluble sulfate
content as it relates to selecting appropriate concrete mix designs. Testing indicates that the site
soil is generally considered extremely corrosive with respect to concrete. The testing indicated
soluble sulfate content of 800 ppm (0.080 percent) that corresponds with the "negligible"
exposure category in accordance with ACI 318-08, Table 3. In accordance with ACI 318-08,
special sulfate resistant concrete mix designs will not be required.
