Dear Mr. & Mrs. Hotchkin,
The Architectural Committee has reviewed your :4rchitectural Variance Appheation for--tlre--proposed_pr-oject.-as s. own
on the pool/spa plan undated but on file, all prepared by Gary and Son's Leak Detectors Inc., and the related pictures of
the pool finishes, The plan re uires the Pool/S a la out ad•ustments as discussed at the site with your contractor. The
location of the rear propeM line and verification is not surveyed therefore it was agreed to limit the new decking
extension to 3 ft. at th ortherl end and etback 1 ft. at the s a for the southerly side to compensate for the curvature of
the roe li e. Also. increase the oo water line on the west side to 4 ft. This review and acce tance is i accordance
with the Ai chitectural Guidelines Association's CC&R's and Maintenance and Indensni A Bement.
The following conditions and/or requirements are pertinent and subject to a final review and acceptance.
1. The HOA will not accept responsibility for any encroachment of modifications into the golf course property.
Notice the rear property line is not a straight line but matches the curvature of the street. In addition, the pool
water line setback from the adjacent neighbor property line to the south is a minimum 3 ft. Do not disturb the
adjacent property wall footings and consider the surcharge.
2. The HOA must be rn receipt of your contractor's insurance certificates prior to the start of any work. All roof of
coverage must come from the agent/camier.
3. Prior- to the start of any work, provide a signed set of plans, stamped by the City of La Quinta, and the city issued
permit.
4. The contractor has completed their scheduled meeting with the Landscape/Irrigation Manager, Bill Bobbitt, and
the Maintenance/Lighting Manager, William Aceves, prior to the start of any work. The purpose is to confirm the
pre -construction condition, establishing the responsibility for existing HOA property.
5. The contracto-ear property line corners. Staked corners are to remain during
construction and for final inspection. The contractor is to verify and locate any easements and underground
utilities. Any damage or disruption is to be repairedunmediately.
6. The contractor is responsible for all protection, rerouting and modifications of existing utility services.
7. The HOA is not responsible for verifying property lines, easements, existing utility services, irrigation and
drainage lines. The HOA and its representatives do not accept any responsibility for verification or accuracy of
this information.
8. The HOA does not provide permission to access the rear of the property from the golf course.
9. Any electrical wiring exposed during construction must be reported to the Association.
10. The contractor to repair and/or replace any damaged in•igation, landscape, hardscape, lights, drainage devices or
street surface to the satisfaction of the HOA.

12. All landscape and irrigation modifications are the responsibility of the homeowner and their contractor. Only
Toro brand sprinkler heads are to be used. Any lawn repair must be done with 328 -hybrid Bermuda sod. All
modifications to the existing sprinkler systems are to be made by the contractor to the satisfaction of the HOA.
13. Proper drainage and grade is very important at this unit. There is an existing 3 -inch drain line running to the
street through the side yard. New drains must be added on either side of the new pool deck and be attached to this
system. The new patio slab grade should fall away from the unit and towards the sides.
14. The drain inlets must be sump type and at least 9 -inches across. Atrium grates must be used to prevent clogging.
15. Association irrigation mainline and wires run through the side yard to the back of the property. Caution must be
used when excavating.
16: The HOA is not responsible for demolition or removal. of existing hardscape, landscape, sprinklers and lighting.
17. The homeowner and contractor are advised to comply with the contractors working guidelines and vehicle rules.
18. The contractor must provide traffic control devices and personnel during the work period.
19. The contractor is not allowed to stockpile any material, equipment or construction debris in the street. All debris
must be cleaned up daily.
20. The street gutters cannot be used for concrete wash out and the contractor is responsible for keeping the gutter
clear and free of debris. Streets are to be cleaned daily.
21. Upon completion, the homeowner is required to provide a signed copy of the city inspection card and the
Contractor Certification letter (enclosed).
22. The homeowner and the contractor to schedule a meeting with the landscape/irrigation manager and the
maintenance manager prior to submitting a Notice o Completion form.
23. The project should be completed within 45 days of starting.
24. The Committee's review is only for the architectural implications of the project. All codes, legal and engineering
are the responsibility of the homeowner and contractor.
25. A Maintenance and Indemnity Agreement shall be signed prior to the start of work and reviewed at the
completion of the project. Same shall delineate all applicable work, which current and future owners shall be
compelled to solely maintain and/or replace as needed and the document shall be recorded with the County of
Riverside and runs with the land.
26. The CC&R's are applicable relative to the use of the pool and deck areas.
27. Please note that the future BBQ is not part of this review. It is understood that the future BBQ is a portable unit
with city approved gas and electric service.
28. The proposed fire pit is accepted in the location as shown per the submittals.
We reserve the right to make a final inspection of this change to make sure that it matches the original request. An
approval is based only on the aesthetics of your proposed plan and should not be taken as any certification as. to the
construction worthiness or structural integrity of the proposed change.
