Dear Dr. & Mrs. Blum,
The Architectural Committee has reviewed your Architectural Variance submittal of architectural,
structural drawings and specifications for the proposed Additions and Renovations as shown on Sheets -
Al, A2, A3, A4, A5, A6 & A7 dated June 2017; prepared by Miguel Tafoya. The Committee has
accepted the proposed Architectural Variance as referenced above, and reected the proposed Painted
Steel Tubing Lattice additions. The Committee's suggestion is to provide a built up beam facade of
stucco to match the Fairway finish on the outside edges of the cover to blend with the Fairway use of built
up columns and pop out detailing. The design to be an 18-inch to 24-inch face and 12-inch depth framed
and stucco beam. The steel tubing can still be used for the lattice inside the built up perimeter beams.
The project, as noted, is in accordance with the Architectural Guidelines Association's CC&R's and
Maintenance & Indemnity �l greenrent.

1. A copy of Ci[y_of La Quinta building_deeartment permit -for the project is to be submitted,

2, The homeowner and contractor are to meet with the Architectural Committee Chairperson,
Landscave/Irriization Manager. Bill Bobbitt. and the Maintenance/Lighting Manager, William
Aceves—prior to the start of any work.
3. The relocation and/or modification of the existing utilities. electrical, irrigation and drainage is to
be the responsibility of the homeowner and done to the building industry standards based on this
site and the building codes.
4. The HOA is not responsible for any part of this room addition demolition, irrigation and plant
removal, re-routing of drainage pipes, finish grading, and verification of easements or setbacks.
5. The new sliding glass doors and windows are to be Styleline brand with white color frames to
match the existing installation.
6. The glass is to be a color to match the existing. Losv E, or better, glass is to be used The glass
cannot be mirrored glass nor have grids.
7. The installation to be complete with all damaged stucco and waterproofing repaired, new stucco
finish to match existing finish and texture and all damaged finishes repainted with vista
Weathermaster Paint. All exterior paint is Vista brand paint. The stucco color is Sheepskin. All
work is to be done to the satisfaction of the HOA.
8. If any changes are made to increase the opening size of windows/sliding glass doors, the
installation and application requires a City of La Quinta building permit and inspection card
submitted to the HOA prior to starting the demolition work.
9. The owner assumes 100% responsibility for the installation and all future repairs, maintenance
and waterproofing issues of all new exterior penetrations, including windows and doors.
10. The Homeowner and their consultants are responsible for proper roofing and drains a at all new
and new to existing tie ins. The roof will be inspected prior to construction and „prior to a `Notice
0 omaletion' to note responsibility to repair the existing roofing system in the work area and
access area.
11. The contractor to provide rnatLhing roof tiles in color and style. Any ne►v roof areas visible from
the common areas and golf course to use existing tiles if the new tiles do not match
12. The contractor to repair and/or replace any damaged irrigation, landscape, hardscape, lights or
street surface to the satisfaction of the HOA.
13. The contractor is not allowed to stockpile any material, equipment or construction debris in the
street. All debris must be cleaned up daily. The trash dumpster is to be no larger than a 3-yard
weekly serviced unit, or all debris removed daily.
14. The street gutters cannot be used for concrete wash out and the contractor is responsible for
keeping the gutter clear and free of debris.
15. The HOA is not responsible for verifying property lines, easements and existing utility services.
16. The homeowner and contractor are to assure the Association that the necessary precautions
are in place and that construction activity is supervised in the street. No inconvenience of
ad'acent homeowners and other residents is acceptable.
17. Contractor to observe all Association rules and regulations. All contractor vehicles to park
on one side of the street only. This will be enforced to avoid any complaints and hazardous
conditions.
18. The homeowner and the contractor to schedule a meeting with the landscape/irrigation manager
and the maintenance/lighting manager [ior to submitting a `Notice of Cb►�ipletion ' form.
I9. Upon completion of the project, the homeowner is required to provide a signed copy of the city
inspection card and the Contractor Certi ,cation letter (enclosed).
