Dear Mr. Fedderly:
The Madison Club Design Review Committee met to review the Final Design Review package submitted for Lot IA at the Madison Club. The
plans require an additional final review with all of the construction document level detailing provided. The committee Has unable to perform a
thorough final review based on the information presented. Please refer to the following comments for more information.
Architectural
1. The mitered windows remain which are still out of context in this style home as discussed in earlier letters. We have
allowed mitered comers in the past but not out on the face of the building. We would like to help you achieve your vision
for this home and particular feature, but continue to struggle with the context. Can you help us with it?
2. The windows and doors, as currently drawn, do not meet the recessing requirement (i.e. the window in the stone wall,
drawn on the West Elevation, shows a deep recess in the stone and then a thin, stucco surround flush with the window
which gives a non -recessed appearance). The stone needs to return to the window sill and the recess needs to be at the
window jamb. The same small 3" stucco surround seems to appear at most openings. The over-all appearance will be
minimal recess to the windows in the stucco wall rather than the deep recess required. Additionally., where there is stone it
should give the appearance of stone being located `within' the stucco rather than having an appearance of being applied to
the top of the stucco. This is a very important fundamental premise with respect to the use of applied, non-structural stone
and unless we are misunderstanding the construction intent, would like to see it fixed.
3. The Garage doors appear to have a 12" thin jamb that extends from the garage door jamb to the thickened wall. These
doors should look like they are built in a 12" thick wall as required by the guidelines. The thickness of the wall should
extend fully to the garage doorjamb.
4. The color and material specifications were not provided for the exterior materials.
5. The colors/materials/manufacturer specifications were not provided for the doors and windows.
6. There were no details or specifications provided for the garage, entry doors, yard gates or drive gats.
7. Detail 17/A5.2 is calling out for fascias, however a 6x8 shaped rafter tail is called out on the elevations. There was no
rafter tail detail provided, so we are not sure what the intent is here.
8. The trellis member sizes should be provided.
9. There were no specifications or cut sheets included for the outdoor wall mounted electrical light fixtures.
10. Please provide a detail of the chimney caps showing the thickness of materials and screening for the metal flue caps.
11. Details for the caps shown at the stone wainscot should also be provided for review.
Site
1. Please verify the height of the improvements located in the neighbor's oblique view corridor. '=here is still a 5' high
element proposed in the neighbor's view corridor. This would need to be cleared by written consent of the neighbor
before the DRC could consider it.
2. The driveway width still does not conform to the guidelines. It is shown as 19 feet wide. Once -he driveway has passed
the Easement area the driveway can be widened as appropriate for the design and desire of the own_Jr.
Grading
1. The grading planis acceptable m submitted.
Construction Plan
1. The proposed contours do not match the grading plan and should be removed from the plan with a note to refer to the
Grading plan to, avoid confusion in the field.
2. The plan should indicate a dimensioned layout of the site plan elements for review.
3. All materials, colors and finishes should be called out on all off the plans for consistency.
4. The details should be keyed and located on the construction plan.
5. The details don't appear to match the site plan at the Master Spa. There also appears to be miss ng details at the fire pit,
bridge, property line wall, seat wall, equipment vault, courtyard water feature and gates. The committee is unclear also as
to where the `Guest Spa' is located.
6. The structural engineer's drawings are missing per the wall detail referrals.
Landscape
1. The only planting plans received to date have been conceptual planting plan with no details.
2. There were no irrigation or lighting plans submitted for review.
3. The overall height of mounding and planting in the neighbor's oblique view corridors cannot -exceed 3 feet. This is a
fundamental requirement to ensure that views are respected by and for all parties.
It sounds like there are numerous issues that remain as impediments to starting construction. It might be fruitful to meet and discuss them in the
event that much of it could be cleared up easily. If you would like to meet, please contact Brook Marshall at (760) 219=8057. As a reminder, the
committee meets the second and fourth Thursday of each month. Plans are due on the first and third Thursday of ea!:h month at the Madison
Club Development Office on Avenue 52.

§ 150(m): Ducts and Fans �
1. All ducts and plenums installed, sealed and insulated to meet the requirements of the CMC Sections 601, 602, 603, 604, CI L^J ❑
1 605, and Standard 6-5; supply -air and return -air ducts and plenums are insulated to a minumum installed level of
R-4.2 or enclosed entirely in conditioned space. Openings shall be sealed with mastic, tape or other duct -closure system
! that meets the applicable requirements of UL 181, UL 181 A, or UL 181B or aerosol sealant that meets the requirements
of UL 723. If mastic or tape is used to seal openings greater than 1/4 inch, the combination of mastic and either mesh or
tape shall be used.
2. Building cavities, support platforms for air handlers, and plenums defined or constructed with materials other than sealed L_
sheet metal, duct board or flexible duct shall not be used for conveying conditioned air. Building cavities and support
platforms may contain ducts. Ducts installed in cavities and support platforms shall not be compressed to cause reductions
in the cross-sectional area of the ducts.
3. Joints and seams of duct systems and their components shall not be sealed with cloth back rubber adhesive
duct tapes unless such tape is used in combination with mastic and draw bands.
4. Exhaust fan systems have back draft or automatic dampers.
5. Gravity ventilating systems serving conditioned space have either automatic or readily accessible, manually operating
dampers.
6. Protection of Insulation. Insulation shall be protected from damage, including that due to sunlight, moisture, equipment
maintenance, and wind. Cellular foam insulation shall be protected as above or painted with a coating that is water
retardant and provides shielding from solar radiation that can cause degradation of the material.
