Final Construction Drawings Dear Mr. Kelly The Madison Club Design Review Committee met to review the revisions to the Final Construction Drawings submitted for Lot 25A on Ross Avenue. The project is approved to start construction; subject to the comments listed below. The committee would like 'to `address these comments prior -to the project's setback inspection. IA Pre - Construction Meeting may be held on site and construction may commence once the meeting has been held. 1. The Roof plan and Sections both indicate a gravel ballast'on the roof however, at the Preliminary review level it was agreed that river rock would be utilized on first floor roofs. Please make the necessary changes to the • plans to reflect the use of river rock. 2. There are windows at the street elevation which are not recessed per the guidelines, however due to the type of architecture and the small size of the windows the proposed design is approved. 3. There are several doors on the side elevations which are not recessed per the guidelines however they appear to be designed to be concealed and/or to blend with the adjacent wall and therefore they will be allowed. This detail is complimentary to the contemporary style of your home. 4. The committee will monitor the balcony/privacy issue during construction and may require additional planting towards the end of the project if it is necessary to provide adequate privacy for the adjacent lot. 5. A substantial encroachment into the Natural area is still proposed and the grades at the proposed pool/infinity basin do not appear to work. The basin coping slopes two feet to the outermost comer and there are grades. which are higher than the basin shown dying into the basin. In addition, the cobble described for use at the pool basin may not work in the field as intended. The committee suggests discussing this design with a. local -pool contractor prior to installation and providing the committee with additional information for consideration. 6. As the planting plan does not indicate the adjacent, golf course planting and grading conditions, the committee is uncertain if the Natural Area planting will be sufficient to screen the proposed pool and the fence from view. More information is required prior to a decision being made with regards to this issue. Please submit revised landscape plans which illustrate existing golf landscape conditions for the DRC to review. 7. The garage doors are not recessed as required and are flush with the outside wall at one corner. Please revise to provide for the minimum required recess indicated in the Design Guidelines. 8. Drainage lines were not indicated on the grading plan but are required for DRC review. 9. The landscape plan did not indicate the adjacent property planting and/or golf course planting. A revised planting plan is required for review of compatibility of transitional planting. 10. The planting shown in the twenty -foot Association Easement at the front of the lot vanes significantly from the Developer's Master Plan. Some modifications are allowed adjacent to the driveway; however, streetscape planting should be meet the spirit of the community's Master Plan and should incorporate approved plant material. Variations from the approved plan should transition to the tree and shrub Master Plan as one moves from the center of the lot to the side yard property lines. Please revise the landscape plan to reflect the community Master Plan. 11. No dimensions were given for the layout on the hardscape plan. In addition there were no color, finish or material specifications noted for the hardscape elements. This information should be included on the hardscape plan for review and approval by the committee prior to final approval. 12. The following plants are spaced very closely together for their desert growth characteristics: Acacia redolens, Baccharis, Dalea greggii, Rosmarinus. Modifications are riot required; however, the committee recommends the plans be modified with a lesser quantity of each. 13. Courtesy comment: Chamaemelum and Thymyus are proposed for use in the courtyard but are short-lived in the desert and may require replacement more often than other species. 14. The lamp wattage is not specified on the lighting plan (25 -watt is the maximum allowed). 15. The committee cannot determine what the Cabria 203 fixtures are intended to light, Please clarify. As a reminder, a maximum of 10-uplights are allowed on 5 -trees however a potential of 16-uplights are shown. Please revise and resubmit.
