Addendum to Application for Variance Approval
1. Consistency with General Plan. The resultant lots will be consistent with the R-1 lots
originally shown in the general plan.
2. Consistency with Zoning Code. The zone will remain unchanged.
3. Compliance with CEQA. The resultant properties will remain single family per original
city plan.
4. Surrounding Uses. Approval will not create any material detrimental impact to the
surrounding properties as the two Tots will be identical in shape and size as the
adjoining and surrounding properties.
5. Special Circumstances. The property restored to two lots will be the same as their
original size and shape as the adjoining properties.
6. Preservation of Property Rights. The granting of this variance will favor the subject
property no more than the adjacent and surrounding properties.
7. No Special Privileges. The granting of this variance will not instill any special rights
currently not enjoyed by surrounding properties.
8. No Land Use Variance. We are not requesting a land use or activity not currently
permitted in the R-1 Zone.

MINIMUM SUBMISSION REQUIREMENTS:
❑ Development plans (see separate plan submittal requirements sheet).
❑ A completed Environmental Information form with required fee, unless categorically exempted by the
California Environmental Quality Act Guidelines or determined to be previously assessed.
A public hearing notification package containing Assessors map pages marking the subject property and all
parcels within a 500 foot radius of the subject property; a typed list of the parcel owners within the 500 foot
radius, which has been certified by a title company, architect, orengineer; and three (3) sets of typed, self-
adhesive, addressed labels for the above parcel owners.
Filing fee for Variance Permit. If filing multiple applications, the most expensive application will be charged
full fee, with remaining related applications discounted 50% for each. This discount does not apply to
Environmental Information form.

The La Quinta Community Development Department has determined that this project is exempt
per Section 15061 (b) (3) Review of Exemptions, and Section 15303 (a) New Construction or
Conversion of Small Structures of the Guidelines for Implementation of California Environmental
Quality Act (CEQA)
Any person may submit written comments on this case to the Community Development
Department prior to the Hearing and/o.r may appear and be heard in support of or opposition to the
project at the time of the Hearing. If you challenge the decision of this case in court, you may be
limited to raising only those issues that you or someone else raised either at the Public Hearing
or in written correspondence delivered to the Community Development Department at, or prior to,
the Public Hearing. The proposed file(s) may be viewed by the public Monday through Friday 8:00
a.m. until 5:00 p.m. at the Community Development Department, La Quinta City Hall, 78-495 Calle
Tampico, La Quinta, California. The public comment period started on October 22, 2002 and
will continue through the Planning Commission Public Hearing on November 12, 2002.
