Investigation report prepared by Sladden Engineering dated January 17, 2001; Project No. 544-0252, Report No. 01-01-035 Geotechnical Update report prepared by Sladden Engineering dated July 27, 2009; Project No. 544-0252, Report No. 09-07-184 As requested, we .have reviewed the above referenced Geotechnical Investigation report and update as they relate.to the design and construction of the future residences proposed for .the Residence ' Club development. The project site is located on the southeast corner of PGA Boulevard and Avenue 54 in the City of.La Quinta, California. The referenced Geotechnical Investigation report includes recommendations for.the design and construction of residential building foundations along with remedial grading recommendations. Fused upon our review of the referenced report and our recent site observations, it is our opinion that the recommendations included in the above referenced report remain applicable for the design and construction of the proposed future residential buildings. Footings should "extend at least 12 inches beneath lowest adjacent grade. 'Isolated square or rectangular footings at least 2 feet square may be designed using an allowable bearing pressure of 1800 pounds per. square foot. Continuous footings. at least 'l.2 inches wide may be designed using an allowable bearing pressure of 1200 pounds per square foot. Allowable increases of 200. psf for each additional 1 foot of width and 200 psF for each additional 6 inches of depth may be utilized, if desired. The maximum allowable bearing pressure.should be 2500 psf: The allowably bearing pressures are for dead and frequently applied live loads and may be increased by 1/3 to resist wind, seismic or other transient loading. i August 28, 2012 -2- Project No. 544-0252 7 2-08-21.9 The recommendations made in the preceding paragraph are based on the assumption that all .footings will be supported by properly compacted soils. Prior to the placement.of thexcinforcing steel and concrete, we recommend that the footing excavations be inspected in order to verify that they extend into the firm compacted soils and are free of loose and disturbed materials. Settlements may result from the anticipated foundation loads. These estimated ultimate settlements are calculated to be a maximum of 1 inch when using the recommended bearing values. As a practical matter, differential settlements between footings can be assumed as one- half of the total settlement; 'these elastic settlements are expected to occur during construction. Resistance to lateral loads may be provided by a combination of friction acting at the base of the slab, or foundations and passive earth pressure along the sides of the. foundations. A coefficient of friction of 0.45 between soil and concrete may be used for dead load forces only. A passive earth pressure of 275 pounds per square foot, per foot of depth, may be used along the sides of footings which are poured against properly compacted native or approved import soils. Retaining walls may be required to accomplish the proposed construction. Cantilever retaining walls may be designed using "active" pressures. Active pressures may be estimated'using an equivalent fluid weight of 35 pcf for native backfill soils with level free -draining backfill conditions. For walls that are restrained "at rest" pressures should be utilized in design. At rest . pressures may be estimated using an equivalent fluid weight of 55 pcf. Walls should be provided with adequate drainage. Because the lots have been previously rough graded, the remedial grading required at this time should be minimal. The building area should be cleared of surface vegetation, scarified and moisture conditioned prior to precise grading. The exposed surface should be compacted to a , minimum of 90' percent relative compaction is attained prior to fill placement. Any fill material should be placed in thin lifts at near optimum moisture content and compacted to at.least.90 percent relative compaction. It should be noted that the site is located within a seismically active area of Southern California and it is likely that the proposed structure -will experience strong ground shaking as a result of an earthquake event' along one of the faults in the region during, the expected life' of the development. As a minimum, structures should be designed based upon Seismic Zone 4 design criteria included in the Uniform Building Code (UBC). The potential for liquefaction or other geologic/seismic hazards occurring at the site is considered to be negligible. August 28, 2012 -3- Project No. 544-0252 1.2-08-21.9 Based on our field observations and understanding of local geologic conditions, the soil profile type judged applicable to this site is SD, generally described as stiff soil. The following presents additional coefficients and factors relevant to seismic mitigation for new construction based upon the 2010 California Building Code (COC). The seismic design category for a structure may be determined in accordance with Section 1613 of the 2010 CBC or ASCE7. According to the 2010 CBC, Site Class D may be used to estimate design seismic loading for the proposed structures. The 2010 CBC Seismic Design Parameters are summarized below. The testing indicated soluble sulfate content of 2,200 ppm (0.220 percent) that corresponds with the "severe" exposure category in accordance with ACI 318-08, Table 3. In accordance with Table 3, special sulfate related concrete mix designs will be required including a minimum compressive strength of 4500 psi and a maximum water cement ratio of 0.45. EXCEPTION 1: Permanently installed outdoor low efficacy luminaires shall be allowed provided that they are controlled by a manual on/off switch, a motion sensor not having an override or bypass switch that disables the motion sensor, and one of the following controls: a photocontrol not having an override or bypass switch that disables the photocontrol; OR an astronomical time clock not having ari override or bypass switch that disables the astronomical time clock; OR an energy management control system (EMCS) not having an override or bypass switch that allows the luminaire to be always on EXCEPTION 2: Outdoor luminaires used to comply with Exceptionl to §150(k)l3 may be controlled by a temporary override switch which bypasses the motion sensing function provided that the motion sensor is automatically reactivated within six hours. EXCEPTION 3: Permanently installed luminaires in or around swimming pool, water features, or other location subject to Article 680 of the California Electric Code need not be high efficacy luminaires. §150(k)l4: Internally illuminated address signs shall comply with Section 148; OR not contain a screw -base socket, and consume no more than five watts of power as determined according to §130(d). §150(k)l5: Lighting for parking lots and carports with a total of for 8 or more vehicles per site shall comply with the applicable requirements in Sections 130, 132, 134, and 147. Lighting for parking garages for 8 or more vehicles shall comply with the applicable requirements of Sections 130 131, 134 and 146. §150(k)16: Permanently installed lighting in the enclosed, non -dwelling spaces of low-rise residential buildings with four or more dwelling units shall be high efficacy luminaires. Allowable design values are applicable when the connection is made with identical plates on opposite sides of the joint. This evaluation report is limited to the evaluation of connection capacity of the MiTek® metal truss connector plates listed in this report. The design, manufacture, and installation of trusses employing the truss plates have not been evaluated. 5.0 CONDITIONS OF USE The MiTek® Industries metal I truss connector plates described in this report comply with, or are suitable alternatives to what is specified in, those codes listed in Section 1.0 of this report, subject to the following conditions: 5.1 This evaluation report and the manufacturer's .published installation instructions, when required by the code official, must be submitted at the time of permit application.
