The permit proposes to site one new 12'x60' trailer, and relocate two existing 24'x60' trailers, currently sited on another portion of the site, to this location. The following findings are applicable to approval of this minor use permit: A. The land use proposed is consistent with the General Plan, which designates the property for Low Density Residential Development. B. The use as proposed is consistent with the provisions of the Zoning Code, in that the requirements for construction trailers under Section 9.60.210 have been met. C. Processing and approval of this minor use permit is in compliance with the provisions of the California Environmental Quality Act (CEQA). This proposal represents a temporary construction use as part of an approved residential project, which ultimately implements SP 99-035 as previously certified under CEQA. D. Approval of this minor use permit will not create conditions materially detrimental to the public health, safety and general welfare injurious to or incompatible with other properties or land uses in the vicinity. All surrounding properties are or will be developed as Low Density Residential, consistent with the subject property's ultimate use. Your request for siting 3 construction trailers at the above location is approved, provided the following conditions are met: Install one 2A10BC fire extinguisher inside each trailer by the front exit door. 2. Any temporary lighting shall not be directed toward surrounding properties. P:\WALLY\Counterfiles\mup2001324.wpd 3. No trailer set-up shall be permitted until a grading, building or set-up permit is issued. Obtain the necessary building permits, including any electrical permit(s) for temporary power. 4. This approval is for location of construction office trailers only. It does not allow establishment of any storage/staging areas. The site shall be kept clean and free of construction debris. 5. If there will be parking on -site, a suitable parking area must be established - compacted base, aggregate or similar, or parking shall be restricted to existing street parking areas around the site. 6. One 2' x 3' trailer -mounted sign shall be placed close to the front door of each trailer, providing emergency personnel a 24-hour emergency phone number to contact in case problems arise that need prompt attention (minimum 1 " high letters). The sign shall include any temporary address, and may include the company name for the purpose of identification. 7. Provide restroom facilities to accommodate on -site construction employees. & The applicant/developer agrees to indemnify, defend, and hold harmless the City of La Quinta from any legal claim or litigation arising out of the City's approval of this project. The City of La Quinta shall have the right to select its defense counsel at its sole discretion. The City may impose additional conditions to this application to mitigate any problems that arise not previously addressed herein. This decision may be appealed to the Planning Commission, provided the necessary paperwork and filing fee of $175.00 are filed with this office within 15 days of the date of approval.
