The custom home plans on 80-680 Via Portofino had previously gone through
plan check and the last corrections were concerning the truss calculations. The
original owner, Land Shak Holdings, have now sold the plans to new owners,
Toby Chandler and Hamish Orrick. The plans that we are resubmitting to the City
have been modified as follows:
The garage has been made deeper to accommodate a side -loaded cart
garage. The second floor Rec Room was revised to a bedroom, and the second
floor decks have been revised. A minor change was made to the entrance to
the Master Bedroom and Morning Room/Wine Room. We have retained a new
Structural Engineer who has re -engineered the whole house, and we are
submitting revised Title 24 calculations. Please refer to the existing City sets that
were plan checked, and the new revised sets we are submitting.
Please inform us of any new plan check fees that the City will require to review
the new revised sets. We will submit new truss calcs after these sets come back
with corrections. If you have any questions please do not hesitate to call.

The Hideaway Design Review Committee (DRC) reviewed and approved the Final
Construction Documents subject to the following comments being addressed prior to the
request for Setback Observation at the lot.
1. Please provide a color board for review and approval. In addition to the color board
being submitted for our files, a field observation will be required during construction
which should include all color and material finishes including all hardscape materials
proposed at the residence.
2. Cut sheets will be required for review and approval of the deck jets and Asian
ceramics. The keynote for the deck jet reads they may be illuminated which will
probably not be allowed based on the current design guidelines. More information is
required.
3. The torch glow bougainvillea planted in the view corridor, behind the pool, will
exceed the 3' maximum height limit. Please select another shrub.
4. Please select an alternate path light rather than the same light that continues to be
proposed at each home developed by GM Future Designs. A path light with a
concealed lamp is required.
